Property Manager – Multifamily

M. Shapiro Real Estate Group is a growing and dynamic property management company seeking an experienced Property Manager to lead the daily operations of one of our multifamily communities located in Nashville, TN.
The Property Manager is responsible for driving occupancy, maximizing financial performance, delivering exceptional resident experiences, and leading a high-performing onsite team. This position requires a motivated, organized professional with strong leadership, leasing, customer service, and operational management skills.

Job Duties
Community Operations
• Oversee the daily operations of the apartment community while ensuring company standards are consistently met.
• Maintain an attractive, clean, safe, and well-maintained property.
• Conduct regular property inspections and coordinate maintenance, repairs, and capital improvement projects.
• Ensure compliance with company policies, Fair Housing regulations, and all applicable federal, state, and local laws.
Leadership & Team Management
• Recruit, develop, coach, and lead a high-performing leasing and maintenance team.
• Foster a collaborative, accountable, and customer-focused work environment.
• Conduct team meetings, performance coaching, and employee development.
• Work closely with the Regional Manager to achieve operational and financial goals.
Resident Relations
• Deliver exceptional customer service to current and prospective residents.
• Build positive relationships with residents and promptly resolve concerns with professionalism and empathy.
• Promote resident retention through proactive communication and outstanding service.
Leasing & Marketing
• Develop and implement marketing strategies to maximize occupancy.
• Oversee all leasing activities, including prospect management, lease execution, move-ins, renewals, and resident follow-up.
• Ensure leasing goals and occupancy targets are consistently achieved or exceeded.
• Monitor market trends and recommend pricing and promotional strategies.
Financial Management
• Manage rent collections and ensure timely deposits.
• Monitor delinquent accounts and oversee collection efforts and eviction proceedings in partnership with the Regional Manager.
• Prepare, manage, and monitor the property's operating budget.
• Review monthly financial statements, analyze profit and loss variances, and identify opportunities to improve financial performance.
• Manage expenses responsibly while maintaining high service standards.
Additional Responsibilities
• Oversee vendor relationships and contract performance.
• Coordinate capital improvement projects and community enhancements.
• Complete required reports accurately and on time.
• Perform additional duties and special projects as assigned.
Job Requirements
• High school diploma or GED required; Bachelor's degree in Business, Real Estate, Hospitality, or a related field preferred.
• Minimum of 2 years of multifamily property management experience.
• Minimum of 2 years of supervisory or leadership experience.
• Proven success in leasing, occupancy management, resident retention, and customer service.
• Experience managing operating budgets, financial reporting, rent collections, and expense control.
• Working knowledge of property maintenance operations and capital improvement coordination.
• Strong leadership, communication, negotiation, and conflict resolution skills.
• Excellent organizational and time management abilities with strong attention to detail.
• Ability to prioritize multiple responsibilities in a fast-paced environment.
• Thorough knowledge of Fair Housing laws and applicable federal, state, and local regulations.
• Proficiency with Microsoft Office Suite and property management software such as Yardi, Rent Manager, or similar platforms.
• Valid driver's license and reliable transportation.
