- Location: The Marc, our brand new 400-unit luxury residential community in Palm Beach Gardens, FL

📋 Summary
Responsible for the supervision and direction of employees in support positions, and for ensuring all upkeep, inventory, records/logs, and repair of grounds, apartments, and buildings are completed efficiently under the direction of the Property Manager.
✅ What You'll Do
- Oversee the daily repair and upkeep of the property
- Manage the preparation of vacant units for occupancy within established deadlines
- Manage service requests and response times, ensuring completion within deadlines while delivering responsive, efficient, and courteous customer service
- Assist in the team effort of maintaining curb appeal and general cleanliness of buildings and grounds
- Interview, screen, and recommend candidates for maintenance technician or grounds positions
- Execute the training of all maintenance and grounds personnel
- Manage the scheduling and direct supervision of all in-house and vendor work
- Maintain supply and tool inventory, and oversee the ordering and delivery of all necessary supplies and equipment under the direction and approval of the Property Manager
- Assist with disciplinary and promotional recommendations for maintenance and grounds personnel
- Ensure OSHA standards are met at all times
- Maintain a safe work environment and report any safety concerns to the Property Manager, Regional Manager, or Maintenance Operations Manager
- Enforce adherence to Section 608 of The Clean Air Act
- Ensure the proper care, maintenance, and inventory of all Richman Property Services tools and equipment, as well as all required personal tools
- Maintain logs and records
- Report unusual or extraordinary circumstances through the Incident Report Form
- Maintain the required property uniform and present a professional image and attitude at all times
- Maintain thorough knowledge of RPS policies and procedures, upholding the philosophy that residents are the number one priority through exceptional customer service
- Seek educational opportunities and self-improvement for personal growth and development
- Work within budgetary guidelines when purchasing supplies or services
- Oversee and carry out the ongoing property preventative maintenance plan
- Perform on-call duties as required; periodic overtime may be necessary
- Complete required training, logs, and reports in a timely manner
- Other duties as periodically assigned by the Manager, Regional Manager, or Maintenance Operations Manager
📋 What You Bring
🎓 Education
- High school diploma or general education degree (GED) required; trade/technical school or industry-related courses preferred
💼 Experience
- Minimum 5 to 7 years of maintenance experience as a Maintenance Supervisor, Maintenance Superintendent, or Maintenance Technician II
- Prior new luxury construction experience, including signing off on new apartment units, warranty management, and hiring maintenance personnel
- Experience with Yardi property management software preferred
🛠️ Skills & Certifications
- EPA Section 608 Type I and II, or EPA Universal Technician license required
- Valid/Active Driver's License required
- CPO (Certified Pool Operator) license required on properties with pools; you can be hired without it and will have 6 months to self-acquire CPO after hire
- Knowledge of maintenance including carpentry, electrical, plumbing, heating and cooling systems, painting, drywall, buffing and waxing, and use of power tools (pools and irrigation systems where necessary)
- Purchasing and bidding experience
- Able to assess damage and estimate cost of repair
- Knowledge of local, state, and federal laws
- Knowledge of Fair Housing Laws
- Record keeping, organization, and supervisory skills
- Able to work with minimal supervision
- Must own tools where applicable
