POSITION TITLE: Residential Maintenance Technician

W-H Class: Non-Exempt

Hrs/Wk: 40 hrs. (NTE 9 months/Seasonal)

REPORTS TO: Senior Maintenance Managers

DEPARTMENT: Maintenance

JOB SUMMARY:

The Residential Maintenance Technician is responsible for performing routine

maintenance and repairs for the Authority’s properties and grounds. This position

reports to the Maintenance Manager or Lead Maintenance Technician and is responsible

for ensuring that all properties are well-maintained and comply with health and safety

standards.

JOB DUTIES AND RESPONSIBILITIES:

The following statements provide an overview of a Residential Maintenance Technician's

primary functions, skills needed, and responsibilities, but they do not include all the job requirements.

ESSENTIAL JOB FUNCTIONS:

  1. Practice and ensure safety regulations are followed.
  2. Adhere to personnel, administrative, and maintenance policies and procedures.
  3. Maintain a valid driver's license and a clean work vehicle.
  4. Perform routine and emergency maintenance and repairs for residential properties.
  5. Respond to resident service requests promptly.
  6. Perform preventive maintenance tasks and keep accurate records.
  7. Communicate with residents, staff, and contractors to ensure efficient maintenance services.
  8. Collaborate with other technicians, contractors, and vendors to complete maintenance projects.
  9. Keep public areas and grounds clean and well-maintained.
  10. Perform groundskeeping tasks such as trimming, mowing, and planting.
  11. Check, assess, and mitigate unfavorable conditions of furnaces and furnace rooms, and make repairs as needed for satisfactory conditions.
  12. Attend and participate in training programs and meetings as required.
  13. Inspect, troubleshoot, and repair various mechanical equipment and systems.
  14. Use a wide range of hand tools and equipment.
  15. Contribute to team efforts by completing related tasks as needed.

PERFORMANCE STANDARDS:

  1. Response time: Complete assigned work orders within a specified time frame, (Routine repairs and Emergency repairs)
  2. Quality of work: Ensure that repairs are completed correctly the first time and meet established quality standards, with a low rate of callbacks for rework or unresolved issues.
  3. Customer satisfaction: Achieve high customer satisfaction ratings, as measured through resident surveys or other feedback mechanisms.
  4. Safety: Adhere to established safety procedures and protocols at all times, including the use of personal protective equipment (PPE) and proper handling of hazardous materials.
  5. Training: Attend all required training sessions, complete all necessary certifications and licenses, and maintain up-to-date knowledge of relevant codes and regulations.
  6. Inventory management: Keep accurate records of inventory levels and ensure that necessary supplies and equipment are always in stock to perform routine repairs and maintenance.
  7. Communication: Maintain clear, professional communication with residents, staff, and management, including regular updates on work orders and timely, effective responses to concerns or issues.
  8. Professionalism: Demonstrate a high level of professionalism at all times, including maintaining a neat and clean appearance, following established dress codes, and representing the public housing agency positively and respectfully.
  9. Preventive maintenance: Perform regular inspections and preventive maintenance tasks to identify and address potential issues before they become major problems, such as checking HVAC filters, inspecting plumbing fixtures, and ensuring proper functioning of safety systems.
  10. Cost-effectiveness: Manage resources efficiently and effectively, including using cost-effective repair and maintenance methods, minimizing waste, and working to reduce overall maintenance costs while still meeting established quality standards.

  2. Appliance repair: Ability to repair and maintain a variety of appliances, such as stoves, refrigerators, and washing machines.
  3. Groundskeeping: Ability to perform basic landscaping duties, such as mowing, weeding, pruning, and snow removal.
  4. Dexterity: Safely exercise skill and work methods to use maintenance tools and equipment, lift and move heavy objects while exerting physical energy.
  5. Attention to Detail: The ability to notice small details and identify potential issues before they become bigger problems. Groundskeeping: Ability to perform basic landscaping duties, such as mowing, weeding, pruning, and snow removal.

KNOWLEDGE, SKILLS, AND ABILITIES:

  15. Ability to be insured under the Authority’s vehicle policy and fidelity bond.

EDUCATION & EXPERIENCE

To be suitable for this position the following education and or/experience is required:

  1. High School Diploma or equivalent (G.E.D.).
  2. At least one year of facilities maintenance, construction, or repair experience in a residential or commercial setting. (Two years preferred)
  3. Knowledge of basic maintenance techniques and tools.
  4. Ability to work independently and as part of a team.
  5. Basic understanding of building systems, codes, and regulations.

PHYSICAL REQUIREMENTS

  • Ability to work indoors/outdoors, withstand physical exertion, and move through cramped spaces/stairwells to diagnose issues and perform maintenance
  • Ability to stand, walk, and work in various positions for extended periods of time.
  • Ability to lift and move heavy objects up to 50 pounds and use proper equipment and safety precautions to prevent injuries.
  • Ability to climb ladders, work in confined spaces, and work at heights.
  • Ability to perform manual labor tasks such as digging, shoveling, and using hand tools.
  • Ability to operate motorized equipment such as snow blowers, lawn mowers, and other maintenance equipment.
  • Ability to work in various weather conditions, including extreme heat, cold, and wet environments.
  • Good vision, hearing, and physical dexterity to use hand and power tools effectively and safely.

WORK ENVIRONMENT

  • Common workplace hazards for maintenance and construction workers include physical, chemical, biological, and psychosocial elements that may require special safety precautions and personal protective gear.
