JOB SUMMARY

The General Maintenance Technician (GMT), under the supervision of the Field Manager, is responsible for the supporting basic facility upkeep including but not limited to plumbing, carpentry, minor HVAC, etc. while serving as the assistant and technical backup for electricians on high-voltage and complex electrical jobs. The GMT is responsible for observing and promoting safe work practices including compliance with the lockout/tag out program.

ESSENTIAL JOB FUNCTIONS

  • Assists in repairs and troubleshooting of electrical distribution systems including circuit breakers, HVAC systems including cooling towers, closed loop systems, and compressors; assists in developing specific corrective plans for malfunctioning systems
  • Assists in repairs and troubleshooting of plumbing systems, emergency generator systems, boilers, and supplementary heating systems; assists in developing specific corrective plans for malfunctioning systems
  • Completes other daily work orders to provide facility upkeep of resident living area and common spaces, including but not limited to minor carpentry, residential appliance troubleshooting, changing light bulbs, and changing filters, etc.
  • Assist with the fire suppression system along with contractor for needed maintenance & repairs on systems and panels
  • Troubleshoots and repairs alarm systems including resident alarm systems, patient beds, furniture, and light medical equipment
  • Maintains appropriate inventory, tools, and equipment on utility vehicles in good working order; requests additional materials on an as-needed basis; ensures waste is kept to a minimum
  • Conducts regular building rounds to proactively identify hidden or emerging equipment failures; coordinates with the Field Manager to schedule preventative down-time or replacements.
  • Ensures tasks are completed and that staff and residents know the status of repairs to common spaces and residences; respects residents’ surroundings and works in a clean, neat, and work-like fashion
  • Ensures work orders are closed efficiently, communicates repair statuses clearly to residents/staff, maintains digital or physical work order forms, and coordinates seamlessly with the Service Coordinator for reassignment to jobs throughout the workday
  • Serves as member of disaster and emergency response teams; fulfills assigned role in fire drills and for snow removal
  • Maintains positive interaction with residents, guests, and other Williamsburg Landing employees
  • Assumes rotating on-call responsibilities for campus emergencies and performs other duties as assigned.

QUALIFICATIONS

  • High School diploma or equivalent, required; graduation from a trade/vocational school program, preferred;
  • A minimum of three to five (3–5) years of progressive general maintenance experience with residential and commercial property maintenance, or a combination of schooling and field experience, required
  • Demonstrated working experience with basic electrical concepts, including voltage, current, resistance, single-phase power systems, and standard electrical wiring standards. Preferred
  • A valid, unrestricted Commonwealth of Virginia driver’s license with an acceptable, insurable driving record.
  • Demonstrated proficiency in reading blueprints, building layouts, preferred.

KNOWLEDGE, SKILLS, AND ABILITIES

  • Knowledge of pertinent building codes, OSHA standards, and life-safety compliance requirements.
  • Demonstrated troubleshooting skills across multiple trades (mechanical, electrical, plumbing, and structural).
  • Ability to think critically and formulate structural repair plans independently without immediate managerial oversight.
  • Strong interpersonal skills with the ability to lead, explain technical concepts to other team members, and communicate empathetically with senior adults experiencing varying levels of physical and cognitive ability
  • Proficiency with digital facility management software, work-order platforms, and advanced diagnostic tools.
  • Ability to sustain heavy physical labor, including stooping, bending, reaching, climbing, crawling, and working in confined spaces for extended periods
  • Ability to work from ladders, scaffolding, and lifts at rooftop heights for sustained periods
  • Ability to work full shifts outdoors, exposed to extreme weather conditions and temperature variances
  • Ability to regularly and safely lift and carry a minimum of 50 pounds
  • Ability and flexibility to participate in the emergency on-call rotation, including working odd hours on nights, weekends, and holidays.
