Job Description

FIFTEEN GROUP CAPITAL LLC

Senior Vice President, Multifamily Asset Management

Miami, Florida (On-site) | Asset Management | Full-Time | Exempt

ABOUT FIFTEEN GROUP CAPITAL

Formed in 1992, Fifteen Group Capital LLC is a Miami-based real estate private investment firm with a proven track record in opportunity-driven, value-added acquisitions across multifamily, commercial, and mixed-use assets. We specialize in markets where complexity creates opportunity — Florida, Texas, California, and the broader Sunbelt — and we have built a platform defined by entrepreneurial thinking, rigorous investment discipline, and a relentless focus on execution.

Our multifamily portfolio spans thousands of units across multiple states, and we are at an inflection point in our growth. We are looking for a senior executive to lead our asset management platform — someone who shares our ownership mentality, thrives in a lean and fast-moving environment, and has the experience to drive performance at scale. This is a principal-level role with direct access to ownership and meaningful participation in the firm’s success.

THE OPPORTUNITY

The Senior Vice President of Multifamily Asset Management is the firm’s most senior asset management executive, responsible for the strategic oversight, operational performance, and value creation of Fifteen Group Capital’s multifamily portfolio across Florida, Texas, and other Sunbelt markets. Reporting directly to firm ownership and Principals, this is a seat at the table — you will shape investment decisions, drive portfolio strategy, and lead the team that executes our business plans.

This is not a passive portfolio-monitoring role. You will be accountable for results — owning the performance of every asset, driving value-add execution, managing lender and investor relationships, and ensuring that each property in our portfolio is operating to its full potential. In return, you will receive a compensation package commensurate with that accountability, including base salary, performance bonus, and carried interest participation.

WHAT YOU'LL DO

Lead Portfolio Strategy & Performance

  • Own the asset management program for Fifteen Group Capital’s multifamily portfolio — setting strategy, driving execution, and delivering results across all assets and markets.
  • Develop and execute asset-level business plans, capital budgets, and long-term value-creation strategies in direct partnership with firm ownership.
  • Analyze portfolio performance and operating results, identify trends, and deliver clear strategic recommendations to firm principals.
  • Advise on hold/sell decisions, capital allocation, and portfolio repositioning based on deep market knowledge and financial analysis.
  • Monitor NOI performance, leasing results, and expense management across all assets relative to underwriting and budget.
  • Drive Value-Add & Capital Execution

  • Lead the execution of renovation programs, amenity upgrades, and repositioning initiatives across the multifamily portfolio.
  • Partner with the Director of Multifamily Capital Projects to develop, approve, and oversee capital improvement scopes, budgets, and timelines.
  • Evaluate capital investment ROI and renovation program performance against underwriting assumptions.
  • Identify operational improvements and technology initiatives that enhance asset value and competitive positioning.
  • Oversee Property Management Operations

  • Direct the performance of third-party and in-house property management across all multifamily assets, establishing clear KPIs and holding teams accountable.
  • Partner with property management to implement operational strategies, resolve issues, and drive NOI growth.
  • Travel regularly to portfolio assets to conduct site visits, meet with management teams, and assess performance firsthand.
  • Manage property management contracts, fee structures, and performance evaluations.
  • Manage Lender, Investor & Partner Relationships

  • Serve as the firm’s primary asset management voice in communications with lenders, equity partners, and joint venture partners.
  • Lead debt refinancing analysis, agency loan executions, and capital structure optimizations across the portfolio.
  • Prepare and deliver investor reporting, capital account statements, and portfolio performance updates to equity partners and firm principals.
  • Manage lender covenants, reporting obligations, and loan compliance across all portfolio debt.
  • Support Acquisitions & New Asset Integration

  • Partner with the acquisitions team during due diligence to evaluate operational assumptions, property management considerations, and value-add feasibility.
  • Review acquisition underwriting for asset management inputs and ensure business plan assumptions are grounded and executable.
  • Lead post-acquisition integration and onboarding of new assets into the asset management platform.
  • Assist the acquisitions team with underwriting, due diligence, and transition of newly acquired assets.
  • Build & Lead the Team

  • Lead and mentor the asset management team, setting performance standards and fostering a high-performance, accountable culture.
  • Establish best practices, workflows, and reporting standards that scale with the firm’s growing portfolio.
  • Represent asset management in firm-wide leadership discussions, investment committee presentations, and strategic planning.
  • WHAT WE'RE LOOKING FOR

    Experience & Background

  • 10+ years of progressive multifamily asset management experience, with demonstrated leadership responsibility over a large, geographically diverse portfolio (3,000+ units preferred).
  • Proven track record executing value-add and opportunistic multifamily investment strategies, including renovation program oversight and asset repositioning.
  • Deep expertise in multifamily financial analysis, NOI management, and portfolio performance reporting.
  • Experience with agency debt (Fannie Mae / Freddie Mac), bridge financing, and complex capital structures.
  • Background in a family office, private equity, REIT, or institutional investment platform preferred.
  • Experience in Florida, Texas, and/or California multifamily markets strongly preferred.
  • Bachelor’s degree in Finance, Real Estate, Business, or related field required. MBA or Master’s in Real Estate a strong plus.
  • CPM, CCIM, or IREM designation a plus.
  • Leadership & Mindset

  • An ownership mentality — you hold yourself and your team to the same standard you would if it were your own capital.
  • Entrepreneurial and decisive, with the ability to operate with a high degree of independence and exercise strong judgment.
  • Exceptional communication skills — you can present complex portfolio strategy clearly to ownership, lenders, and investors.
  • Ability to operate in a fast-paced, high-growth environment with multiple competing priorities and a lean team.
  • Highest level of integrity, professionalism, and discretion with sensitive portfolio and investor information.
  • Technical Proficiency

  • Advanced Excel proficiency for financial modeling, NOI analysis, and portfolio performance reporting.
  • Experience with Yardi Voyager or comparable property management and asset management software.
  • Familiarity with real estate data and analytics platforms.
  • WHAT WE OFFER

  • Base Salary. $205,000–$225,000 commensurate with experience.
  • Performance Bonus. 30–50% of base salary tied to portfolio performance and individual contribution.
  • Carried Interest. Meaningful carried interest participation in the firm’s investment portfolio — direct alignment with ownership.
  • Comprehensive Benefits. Health, dental, and vision insurance; 401(k) with company match; paid time off; and paid holidays.
  • Direct Access to Ownership. A seat at the table with firm principals, with real influence over portfolio strategy and investment decisions.
  • Platform Scale. Lead asset management for a growing portfolio spanning Florida, Texas, California, and the Sunbelt — with an active acquisitions pipeline.
  • Entrepreneurial Culture. A lean, high-performing team that moves fast, thinks creatively, and is genuinely invested in each other’s success.
