MAINTENANCE ASSISTANT
Reports to Maintenance Director/Executive Director
Purpose: The purpose of your job position is to maintain the grounds, facility, equipment in a safe and efficient manner in accordance with current applicable federal, state and local standards, guidelines and regulations, our established policies and procedures and as may be directed by your supervisor, to assure that a successful maintenance program is maintained at all times.
Duties and Responsibilities: Every effort has been made to identify the essential functions of this position. • Receive and follow maintenance schedule/instructions from your supervisor and as outlines in our established maintenance policies and procedures.
• Perform routine maintenance on grounds, parking areas, driveways, etc., by cutting, trimming, policing, sweeping, etc., as necessary.
• Perform routine maintenance and repair on the facility and equipment to include plumbing, plastering, electrical, carpentry, mechanical, etc., as directed in accordance with established procedures.
• Replace burned out light bulbs, to include exit lights, overhead lights, fluorescent lights, room call lights, etc., and perform cleaning duties wherever necessary.
• Service heating and cooling units/systems, as specified by the manufacturer and in compliance with established policies and procedures.
• Perform unscheduled maintenance tasks as directed.
• Coordinate daily maintenance services with nursing services when performing routine assignments in resident living areas.
• Ensure that maintenance schedules are followed as outlined for respective shifts, or area.
• Ensure maintenance supplies have been replenished in work areas as necessary.
• Keep supervisor informed of supply needs.
• Ensure that the facility and its equipment are properly maintained for resident comfort and convenience.
• Report equipment malfunctions or breakdowns to your supervisor as soon as possible.
• Ensure that equipment is cleaned and properly stored at the end of the shift.
• Assist others in lifting heavy equipment, supplies, etc., as directed or requested.
• Attend departmental and staff meetings as directed or called.
• File complaints/grievances with your supervisor.
Special Requirements:
• Work in all areas of the facility.
• Moves intermittently during working hours and is subject to frequent interruptions.
• Works beyond normal working hours, weekends and holidays and at other times when required to do so.
• Is subject to callback during emergency conditions (i.e. severe weather, evacuation, post-disaster, etc.)
• Is involved with residents, personnel, visitors, government agencies/personnel, under all conditions and circumstances.
• Is subject to hostile and emotionally upset residents, family members, personnel, and visitors.
• Attends and participates in continuing education programs.
• Is subject to injury from falls, burns from equipment, odors, etc., throughout the workday, as well as to reactions from dust, disinfectants, tobacco smoke, and other air contaminants.
• May be required to work in cramped spaces and in adverse weather conditions.
• Must function independently, have personal integrity, have flexibility, and the ability to work effectively with other personnel.
• Must meet the general health requirements set forth by the policies of this facility which include medical and physical examination.
• May be necessary to assist in the evacuation of residents during an emergency situation.

I understand that as a result of my employment, I may be exposed to blood, body fluids, infectious diseases, air contaminants, and hazardous chemicals and that the facility will provide to me instructions on how to prevent and control such exposure. I further understand that I may also be exposed to them. Hepatitis B Virus and that the facility will make available to me, free of charge, the hepatitis B vaccination.
I further understand that my employment is at-will and thereby understand that my employment may be terminated at-will either by the facility or myself, and that such termination can be made with or without notice.
Safety and Sanitation:
• Follow established safety policies and procedures when performing maintenance services.
• Wear and/or use safety equipment and supplies (e.g. back brace, mechanical lifts, etc.) when lifting or moving heavy equipment.
• Keep your work area free of hazardous conditions, i.e. grease/oil spills, excess supplies, equipment, etc., to assure that all established safety rules/regulations are followed at all times. Refer to material safety data sheets (MSDSs) when necessary and follow established policies governing the use of labels and MSDSs.
• Report all unsafe/hazardous conditions, effective equipment, etc., to your supervisor immediately.
• Ensure that established infection control and universal precautions practices are maintained when performing maintenance procedures.
• Use appropriate personal protective equipment and supplies when handling infectious materials.
• Follow established handwashing procedures.
• Dispose of refuse daily in accordance with our established sanitation procedures.
• Follow established policies governing the use/disposal of personal protective equipment and disposal of infectious waste.
• Coordinate routine/terminal isolation procedures with nursing service.
• Other duties that may become necessary/appropriate to assure that our facility is maintained in a safe and comfortable manner.
Resident Rights:
• Maintain the confidentiality of resident information.
• Knock before entering a resident's room
• Honor the residents' personal property rights...
• Inform resident when it is necessary to move his/her personal possessions.
• Turn in all found articles to your supervisor.
Requirements:Education and Experience:
• Must possess, as a minimum, a high school diploma, or GED.
• On-the-job training will be provided, however, previous experience in the field is a definite plus.
