About the role
The Boiler Specialist assists the Maintenance Manager in ensuring that the physical aspects of the Community meet the Company’s established standards for safety, appearance, and operation within the budgeted financial goals. The Boiler Specialist is responsible for the operation, maintenance, troubleshooting, repair, and optimization of boiler systems and related equipment. This role ensures the safe, efficient, and compliant operation of hot water, and heating systems in our residential communities. The Boiler Specialist will also be expected to complete work orders during down time. Responsible for complying with the Company’s and the Community’s operating and safety policies and procedures and adhering to Federal, State and Local laws pertaining to the operation of the Community. This position is also responsible for complying with all State, Federal and/or Local Fair Housing laws.
What you'll do
- Inspect, operate, maintain, and repair boilers, burners, pumps, valves, piping systems, and associated equipment.
- Monitor boiler performance to ensure optimal efficiency, reliability, and safety.
- Diagnose mechanical, electrical, and control system issues and perform corrective maintenance.
- Conduct routine inspections and preventive maintenance according to established schedules.
- Perform water quality testing and treatment to prevent corrosion, scaling, and system failure.
- Ensure compliance with local, state, federal, and industry safety regulations and codes.
- Maintain accurate maintenance records, inspection reports, and operational logs.
- Assist with boiler startups, shutdowns, and emergency response procedures.
- Coordinate with contractors, vendors, and facility personnel during repairs and upgrades.
- Recommend system improvements to increase energy efficiency and reduce operating costs.
- Train operators and maintenance staff on proper boiler operation and safety procedures.
- Diagnoses and performs minor or routine maintenance or repair involving the following as directed by the Maintenance Manager:
- Electrical and plumbing (including water lines)
- A/C and heating systems, boiler, gas and electric
- Appliances (when applicable)
- Stairs, gates, fences, patios, railings
- Walls, tile, carpet, flooring
- Roofing, gutters, fasteners
- Interior/exterior lights
- Gas fixtures and appliances (where applicable)
- Doors, cabinets, windows, sliding glass doors
- Door locks, mail. boxes and locks
- Water intrusion
- Pool areas, tile, pool furniture
- Inspect exterior of the property as assigned. Perform building and common area upkeep daily in accordance with company standards. Assist in keeping grounds neat and free of litter.
- Respond to Boiler trouble calls and complete Boiler repairs and replacements, as may be needed, according to applicable codes and laws.
- Communicate needs for parts and supplies to Maintenance Manager.
- Perform effective emergency maintenance (after hours) as required.
- Removes and transfers heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assists in moving abandoned furniture, appliances, etc., to dumpster when necessary.
- Assure all assigned service requests are completed daily (within 24 hours).
- Maintain outside waste containers – keep clean, organized and manage bulk items
- Performing snow plowing and removal responsibilities
- Performing light checks weekly and replacing light bulbs throughout the community and exterior amenities of the community.
- Completes annual/monthly training in the company LMS software.
- Uses company timekeeping software to document time and attendance,
- Performs other duties as assigned.
Qualifications
- Boiler Operator License, Stationary Engineer License, or equivalent certification.
- HVAC, plumbing, electrical, or mechanical maintenance experience.
- Experience with computerized maintenance management systems (CMMS).
- OSHA safety training certification.
- High school diploma or GED required; technical training or trade school certification preferred.
- Experience working with industrial, commercial, or residential boiler systems.
- Strong knowledge of boiler operations, combustion systems, controls, and safety devices.
- Ability to read and interpret technical manuals, blueprints, and schematics.
- Knowledge of applicable boiler codes, regulations, and safety standards.
- Proficiency with troubleshooting mechanical, electrical, and control systems.
- Valid driver's license may be required.
