Job Description
RESPONSIBILITES:
§ Monitor facility for repairs, equipment failure, resident and family requests and security, as appropriate.
§ Know fire, tornado and other emergency procedures.
§ Monitor fire panel and be familiar with panel operation and reset procedures.
§ Be responsible for snow removal and grounds upkeep.
§ Be familiar with safe handling procedures of hazardous materials.
§ Keep MSDS manuals current.
§ Be responsible for water testing for the pool.
§ Maintain accurate and current records of work done.
§ Maintain preventative maintenance program, as well as documentation of work done.
§ Do daily rounds through the Community and check maintenance list (work orders) for items needing repairs.
§ Daily rounds to include outside HVAC checks.
§ Knowledge, care and use of equipment and supplies.
§ Report to COO for approvals for purchases/repairs.
§ Supervise housekeeping staff, monitor work done/documentation.
§ Other Duties as assigned
§ Annual training through Educare will be completed as assigned.
Requirements:MINIMUM QUALIFICATIONS:
1. Demonstrate compatibility with Pine Hills Retirement Community mission and operating philosophies.
2. Demonstrates ability to read, write, speak and understand the English language to communicate with all residents and staff.
3. The ability to pass a satisfactory Criminal Background Check and Urine Drug Test.
4. Demonstrate ability to work well with others.
PHYSICAL, PSYCHOLOGICAL AND ERGONOMIC REQUIRMENTS:
Successful performance of essential functions can best be achieved through consistent application of current knowledge, use of good judgment, common sense, ability to carry out priorities, positive response to change, effective use of interpersonal skills and ongoing communications with residents, staff, families and others involved in the services provided to our residents. Ability to follow the proper chain of command.
Must be a self-starter and able to work alone.
Working conditions consist of:
· Sitting, standing, bending, pushing, pulling, lifting 30-40 pounds (up to 60lbs on an occasional basis) and moving intermittently during working hours.
· Must be able to walk up and down stairs, ladders, etc.
· Indoor and outdoor environments.
· Subject to frequent interruptions and stressful situations and must be able to continue business operations in an efficient and congenial manner.

All employees are to be aware of total community and departmental safety and emergency procedures. Additionally, they are responsible for resolving, reporting and anticipating potentially hazardous conditions.
