Job Title: Director of Sales & Marketing
Reports to: Executive Director
FLSA Status: Exempt
Position Scope: The Director of Sales & Marketing is responsible for driving occupancy and census growth for the community through proactive lead generation, relationship-based sales, and strategic marketing. This role manages the full sales cycle, from initial inquiry through tour, move-in, and post-move-in follow-up, and builds referral relationships with hospitals, discharge planners, hospice and home health agencies, elder law attorneys, and other professionals in the senior care network. The Director tracks and reports on leads, tours, and closing ratios using the community's CRM, partners with the Executive Director on pricing and incentive strategy and represents the community at local outreach and networking events.

RESPONSIBILITIES:
Culture and Standards
- Supports the mission, core values and goals of the organization, upholding and promoting company culture and vision.
- Creates an environment of accountability through leadership and management practices utilizing the Entrepreneurial Operating System (EOS).
- Completes all hours of state mandated continuing education each year.
- Promotes and displays a spirit of teamwork in performance of daily duties through cooperative interactions with co-workers and other departments.

- Promotes the property in a positive manner and effectively communicates the organization’s values to residents, visitors, co-workers, and the community.
Sales
- Manages the full sales cycle, converting inquiries into tours and tours into move-ins, and follows up with new residents and families after move-in.
- Meets monthly and annual targets for leads, tours, closing ratio, move-ins, and occupancy, and reports progress to the Executive Director.
- Generates new leads through prospecting calls, referral partner visits, lunches, presentations, and networking events.
- Builds and maintains referral relationships with hospitals, discharge planners, physicians, hospice and home health agencies, and elder law attorneys.
- Enters and manages all leads, activities, and follow-ups in the community’s CRM, keeping pipeline data current and accurate.
- Partners with the Executive Director on pricing, incentives, and move-in specials.
- Coordinates with the clinical team on pre-move-in assessments to confirm each prospective resident’s care needs can be met.
- Completes move-in paperwork with new residents and families, and coordinates with the care, business office, and operations teams for a smooth move-in.
Marketing
- Develops and carries out the community’s annual marketing plan and budget, covering social media, referral source development, community outreach, internal marketing (resident and family referrals), advertising, public relations, events, and online reputation management.
- Works closely with the Director of Resident Experience to plan and host community events that bring prospects and referral partners into the building.
- Tracks marketing spend against leads and move-ins to identify which campaigns are most effective and adjusts the plan accordingly.
- Monitors competitor pricing, services, and positioning in the local market and shares findings with the Executive Director.
- Maintains Evolve brand standards across all marketing materials and communications.
- Performs other duties consistent with the position as assigned.
QUALIFICATIONS:
- Two (2) years of sales experience with a proven ability to drive the sales process from first contact to close. Senior living, hospice, home health, or other healthcare sales experience strongly preferred.
- Bachelor’s degree in marketing, business administration, or related field preferred; equivalent sales experience will be considered.
- Track record of meeting or exceeding sales targets.
- Excellent listening, negotiation, and presentation skills, including the ability to guide families through difficult decisions with empathy.
- Excellent communication skills, both written and verbal.
- Ability to clearly explain the community’s care levels, services, and pricing, and position them against competitors.
- Experience with a CRM system; proficient in Microsoft Office products, with a focus on Excel, Word, and Outlook.
- Organized and self-directed, with the ability to manage a sales pipeline and follow-up schedule independently.
- Valid driver’s license, proof of current auto insurance, and reliable transportation for outreach and networking activities.
PHYSICAL QUALIFICATIONS:
- Walk/Stand/Sitting – must be able to walk, stand, or sit for extended periods, including while leading community tours.
- Environment Condition – must be able to perform work both inside and outside, including travel to referral partner locations and off-site events.
- Lift/Carry/Push – occasionally up to 25 pounds (for example, marketing materials and event supplies).
- Climb – must be able to climb stairs, with the opportunity to utilize the elevator as an alternate resource if available.
- Bend/Twist/Reach – must be able to occasionally bend, twist, and reach when setting up events and displays.
- Sensory Vision – must be able to read clearly with or without corrective lenses.
- Hear – must be able to hear telephone, audible alarms, bells, and signals related to resident safety with or without hearing devices.
- Speech/Language – must have strong command of English sufficient to read, write, and communicate clearly with residents, families, and referral partners.
