The Old First House project provides permanent supportive housing with a housing first model for 34 single adults. Services are recovery-oriented, trauma-informed and participant-centered. The program operates on a 24/7 basis and provides accommodation and support to adults with disabilities. The Maintenance Technician is responsible for preventive and corrective maintenance at the facility, including but not limited to office spaces, rental units, and landscaping. This role requires responding to service requests, troubleshooting issues, and performing necessary maintenance to ensure optimal property functionality. Additionally, the Maintenance Technician handles the general upkeep of the interior and exterior of residential facilities and units, as well as overseeing the turnover of rental units, which includes preparing them for new occupants.

Primary Duties and Responsibilities
Essential Functions
• Promote positive, proactive resident interactions that provide a high-quality experience.
• Completes assigned work orders generated from resident requests for service, as well as preventative maintenance on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
• Responsible for plumbing repairs, including the repair or replacement of toilets, sinks, P-traps, faucets, shower diverters, and leak repairs.
• Responsible for routine and preventative maintenance of water heaters and HVAC systems.
• Completes the “make-ready” process to prepare vacant units for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
• Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance department by tracking inventory used, returning unused items to the established location, and notifying the Associate Director about re-ordering needs.
• Completes documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked.
• Maintains grounds and common areas by removing trash, picking up litter, pressure washing, managing snow removal, and performing general cleaning.
• Supports cost-cutting and expense control programs by fixing rather than replacing parts, when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
• Complies with Depaul USA’s safety and risk-management policies by attending and participating in the property’s routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately.
• May periodically inspect work performed by contractors, vendors and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required.
 
Additional Tasks and Responsibilities
• Schedules and performs daily, weekly, monthly, seasonal, and annual preventative maintenance tasks while responding to timely requests and emergencies.
• Performs other related Maintenance Technician job duties as required.
• Works closely with the Associate Director, Case Managers, and Residential Aides to assure participant needs are met.
• Conducts tours of the building for prospective tenants, visitors and volunteers.
• Build good working relationships with other projects and agencies.

General Responsibilities
• Stays informed of current local and national events, trends, and issues (wherever possible) that impact Depaul USA’s work with the homeless.
• Strives continuously to develop the role in collaboration with the supervisor to ensure that all tasks are undertaken effectively and appropriately, meeting the strategic goals and objectives of Depaul USA.
• Participates in internal/external meetings as required and attends training events, conferences, and other functions as necessary. Participates in regular supervision and annual appraisal and helps in identifying your job-related development and training needs.
• Ensures adherence to all Depaul USA policies and procedures, particularly those relating to Health and Safety, Safeguarding, Code of Practice, and Confidentiality.

Qualifications:
The ideal Maintenance Technician possesses a strong background in preventive and corrective maintenance. She/He is reliable, communicates effectively in English, and is flexible with work hours, including weekends and holidays. She/He also demonstrates a positive and proactive attitude when interacting with residents. The Maintenance Technician should have the following experience and attributes:
• An associate's degree from a technical college or certification as an Apartment Maintenance Technician is preferred.
• A high school diploma or equivalent with a minimum of six years of relevant experience is required.
• Required Knowledge of: Troubleshooting, maintenance and repair, electrical and mechanical systems, HVAC, plumbing, and locksmithing; building and residential safety codes and regulations.
• Carpentry skills required, including drywall and repairing cabinets, doors, etc.
• Painting skills are required, along with the ability to install and replace vinyl plank flooring.
• Skilled in the use of power tools.
• Excellent communication skills in English, both written and verbal; multilingual abilities are a plus.
• Must be able to work on-call for after-hours emergencies, including weekends, holidays, and evenings as needed.

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of the job. Physical effort includes frequent walking, stooping, bending, reaching, standing, crawling, climbing, kneeling and sitting for long periods of time. Work Schedule:
• Primarily in-person from Old First House in Philadelphia.
• Primarily Monday-Friday, 9am - 5pm, but the schedule may need to be altered.
• Employees in this position may be required to work off-shift hours and/or rotating stand-by service to address operational needs and emergencies as required.
