This position is responsible for performing routine maintenance tasks, troubleshooting issues, and executing repairs to uphold property standards and tenant satisfaction. The role requires a proactive approach to identifying potential maintenance problems before they escalate, thereby minimizing downtime and costly repairs. The Maintenance Tech I collaborates closely with property management teams to prioritize work orders and maintain compliance with safety regulations. Minimum Qualifications:

• High school diploma or equivalent.
• Basic knowledge of electrical, plumbing, HVAC, and general building maintenance.
• Valid driver’s license and reliable transportation.
• Ability to read and interpret technical manuals, blueprints, and safety guidelines.
• Physical ability to perform manual labor, including lifting, climbing, and working in confined spaces.

Preferred Qualifications:

• Certification or training in HVAC, electrical, or plumbing trades.
• Experience working in property maintenance or a related field within real estate or rental industries.
• Familiarity with computerized maintenance management systems (CMMS).
• Knowledge of local building codes and safety regulations.
• Strong problem-solving skills and the ability to work independently or as part of a team.

Responsibilities:

• Perform routine inspections and preventive maintenance on building systems including HVAC, plumbing, electrical, and structural components.
• Respond promptly to maintenance requests and emergency repairs to ensure tenant safety and comfort.
• Diagnose and troubleshoot mechanical, electrical, and plumbing issues, implementing effective solutions.
• Maintain accurate records of maintenance activities, work orders, and inventory of supplies and equipment.
• Collaborate with property management and vendors to coordinate larger repair projects and ensure compliance with safety codes and regulations.
