Job Summary

The Leasing Associate is responsible for supporting Second Avenue’s leasing activities throughout the US by managing incoming rental prospect leads (“Leads”) through timely contact via telephone, email, and text communication. The position introduces Leads to Second Avenue, assists with prequalifying and gathers basic information about their housing needs, including rental budget, preferred home size, and location. Additional duties include prioritizing Leads based on move-in dates, conducting preliminary reviews of available inventory with Leads, and referring qualified Leads to the appropriate Leasing Managers. The position may also follow up on existing Leads and aid the Leasing Managers in special projects to promote certain homes or markets. Through these coordinated efforts, the Leasing Associate aims for all incoming communication to be responded to in a timely manner and for the entire Leasing Team to meet occupancy goals. This position operates in Second Avenue’s Tampa office.

Duties and Responsibilities

• Manage incoming rental prospect leads (“Leads”) along with the team in the Tampa Leasing Center and the Offshore team; follow up on all incoming telephone, email and text communication, documenting all activity consistently in the system to create qualified Leads for further follow up by the Leasing Managers

• Assist in prequalifying Leads, answering preliminary questions, and escalating more complex inquiries to Leasing Managers as needed

• Support Leads with reviews of available homes, website navigation, scheduling remote tours and addressing access issues during tours

• Coordinate with Leasing Managers on application questions or issues raised by Leads, ensuring these inquiries are resolved promptly

• Convey enthusiasm and professionalism when working with prospects, guiding them through the leasing process and addressing any concerns

• Build relationships with prospects through Second Avenue’s proprietary lead capture and distribution system

• Collaborate closely with and support Leasing Managers during the entire leasing process, ensuring appropriate referrals and deferrals of issues to licensed resources

• Meet the daily outbound call goals and incoming call answer ratios set by leadership

• Maintain consistent communication with Second Avenue’s Application and Onboarding teams to ensure a seamless applicant experience.

• Any other Duties and Responsibilities as needed

Qualifications

• Excellent interpersonal and communication skills

• Ability to multitask and handle both incoming calls, emails and texts with varying volumes of incoming communications

• Bilingual in English and Spanish is preferred

• Strong organizational skills and attention to detail

• Willingness to work certain weekends, if required

• Proficiency with technology, including CRM software and other systems

• Customer service skills with a focus on problem-solving and relationship-building

Education and Experience

• Minimum high school diploma required.

• Experience in leasing, inside sales, or real estate is preferred

• Foundational understanding of property management principles is preferred.

Job Competencies

• Able to show a proven track record regarding goal achievement, adherence to planned timeframes and urgency of execution of all related tasks and initiatives.

• Proven ability to interact effectively with a wide range of highly experienced peers and principals.

• Experience and knowledge with respect to Customer Relationship Management (CRM) software platforms are a plus

• Successful record of accomplishment with respect to prioritizing multiple initiatives – including rapid execution and sends of urgency regarding completion of key tasks within set timeframes.

• Strong work ethic, value system, high level of adaptability and team orientation.
