Job Description
Property Manager - Rivergate - Minneapolis Overview
A Sentinel Management company is seeking an experienced Property Manager to lead operations at Rivergate multifamily property in the Minneapolis area. This role is responsible for ensuring strong financial performance, maintaining high occupancy levels, and delivering a positive resident experience while preserving the long-term value of the assets.
This position requires a hands-on leader who can balance operational execution with strategic planning and team development.
Primary Responsibilities- Direct day-to-day operations of assigned properties, including leasing activity, maintenance coordination, and resident services
- Drive occupancy and revenue performance through effective leasing, marketing, and renewal strategies
- Monitor and manage property financials, including rent collections, budgeting, forecasting, and expense control
- Serve as a key point of contact for residents, addressing concerns and ensuring a high level of satisfaction
- Lead, coach, and support on-site staff to achieve operational goals and maintain a strong team environment
- Ensure all property operations are compliant with applicable federal, state, and local regulations, as well as internal policies
- Maintain working knowledge of safety standards and regulatory requirements, including OSHA guidelines
- Coordinate with vendors and contractors, including sourcing new partners and managing bid processes when needed
- Review and maintain accurate leasing files, reports, and service request documentation
- Evaluate monthly property performance and partner with senior leadership to implement improvements
- Contribute to annual planning processes, including budget development and business strategy for assigned assets
- Support onboarding, training, and ongoing development of team members
- 5+ years of experience managing multifamily properties, including prior supervisory responsibility
- Demonstrated success in achieving occupancy, revenue, and operational targets
- Strong leadership skills with the ability to motivate and retain high-performing teams
- Excellent communication and interpersonal skills with a focus on customer service
- Ability to think proactively and resolve issues before they impact operations
- Comfortable using property management systems and standard business software (experience with platforms such as AppFolio is a plus)
- Experience working with CRM systems preferred
- Highly organized with strong attention to detail and problem-solving capabilities
- Professional, reliable, and adaptable in a fast-paced environment
- Full-time, standard business hours (Monday–Friday)
