Job Description

The REMM Group is a fast-growing property management company with a teamwork environment. We are seeking an experienced and detail-oriented Affordable Housing Specialist to support a 350+ unit multifamily community in Los Angeles, CA. This position is responsible for maintaining compliance with applicable affordable housing programs, processing resident certifications and recertifications, and ensuring resident files are complete, accurate, and audit-ready.

The ideal candidate has hands-on affordable housing experience, strong knowledge of income eligibility and verification requirements, and proficiency with Yardi. This individual must be highly organized, capable of managing a high volume of resident files and deadlines, and comfortable communicating with applicants, residents, property staff, and regulatory agencies.

RESPONSIBILITIES INCLUDE:

  • Process initial certifications, annual recertifications, interim recertifications, move-ins, transfers, and move-outs.
  • Review applications and supporting documentation to determine household eligibility.
  • Verify household income, assets, expenses, student status, and other eligibility factors.
  • Calculate household income, applicable deductions, tenant rent, and utility allowances accurately.
  • Maintain compliance with applicable affordable housing programs, which may include LIHTC, HUD, Project-Based Section 8, and other federal, state, or local programs.
  • Enter and maintain accurate applicant, resident, certification, and compliance information in Yardi and RentCafe software.
  • Monitor certification and recertification deadlines and follow up with residents to obtain required documentation.
  • Respond to inquiries via phone, email, and in-person, providing exceptional customer service, including assisting residents with service requests.
  • Contribute to marketing and leasing plans to maximize traffic and rental closing performance.
  • Prepare, organize, and maintain complete electronic and physical resident files.
  • Conduct detailed file reviews and correct missing, inaccurate, or expired documentation.
  • Assist with internal and external audits, agency inspections, management reviews, and file requests.
  • Maintain waiting lists and process applicants in accordance with the community’s Tenant Selection Plan and applicable regulations.
  • Communicate program requirements, documentation requests, and deadlines clearly and professionally to applicants and residents.
  • Collaborate with the Community Manager, leasing team, and compliance department to support occupancy and compliance goals.
  • Prepare and review compliance reports and promptly address discrepancies.
  • Maintain confidentiality of applicant and resident information.
  • Follow Fair Housing laws, company policies, and all applicable regulatory requirements.
  • Stay current on changes to affordable housing regulations, income limits, rent limits, forms, and compliance procedures.
  • Demonstrate significant initiative, discretion, personal awareness, professionalism, integrity, independent judgment, and exercise confidence and confidentiality in all areas of performance.

QUALIFICATIONS AND EXPERIENCE:

  • Minimum of 2 years of affordable housing experience, including direct responsibility for certifications, recertifications, and resident file compliance.
  • Experience working in a large multifamily community; experience supporting 300 or more units is strongly preferred.
  • Hands-on experience using Yardi for resident records, certifications, compliance tracking, and reporting is required.
  • Working knowledge of affordable housing programs such as LIHTC, HUD, Section 8, or similar programs.
  • Minimum of three (3) years in multifamily property management.
  • Strong customer service skills.
  • Knowledge of Fair Housing requirements and confidential recordkeeping practices.
  • Strong attention to detail and the ability to identify and resolve file discrepancies.
  • Excellent organizational, time-management, and follow-up skills.
  • Ability to manage a high volume of files and meet multiple compliance deadlines.
  • Strong written and verbal communication skills.
  • Proficiency with Microsoft Office, including Outlook, Word, and Excel.
  • Knowledge of California and Los Angeles affordable housing requirements preferred.
