POSITION SUMMARY
The Community Sales & Growth Representative (CSGR) serves as the sales and marketing engine of their assigned community base. Working directly under the Director of Sales & Marketing, this role is focused on two core priorities: Keeping daily sales operations running smoothly and driving occupancy through Parakeet's infill initiative. The CSGR is on the ground every day — managing prospect needs, supporting community and sales operations, qualifying and onboarding new residents, and actively moving prospective buyers and rental conversions through the leasing and sales pipeline. The CSGR is a self-starter who thrives in a fast-paced environment, takes ownership of results, and is passionate about building community while growing occupancy through individual efforts, as well as team collaboration and training.
QUALIFICATIONS & EXPERIENCE
• 3-5 years of experience in property management, leasing, manufactured housing, or real estate sales
• Demonstrated ability to drive occupancy — experience in leasing, sales, or infill programs
• Outstanding customer service and people skills; able to build trust quickly with prospects and current residents; and create a motivating and collaborative environment with existing team members
• Strong organizational skills with the ability to manage multiple active prospects along with sales operations and marketing tasks simultaneously
• Comfort and professionalism in presenting homes and community amenities to prospective residents
• Knowledge of basic lease agreements and financing terms; ability to explain processes clearly
• Ability to work autonomously with minimal supervision while keeping management informed
• Exhibit a proactive, solutions-oriented mindset and a positive attitude
• Strong written and verbal communication skills
• Ability to perform basic mathematical functions (monthly payments, prorations, collections)
• Proficiency in MS Office (Word, Excel, Outlook) required; experience with Rent Manager or similar property management software is a plus
ESSENTIAL FUNCTIONS & RESPONSIBILITIES
Sales & Infill — Occupancy Growth
• PRIMARY FOCUS: Actively support and execute the community's infill strategy, or the leasing and sale of vacant lots and park-owned homes is the #1 priority of this role.
• Lead Management: Respond to prospective resident inquiries on the same day or in a maximum of 24 hours; track every lead from first contact through move-in or sale in Rent Manager Prospect Module
• Home Tours & Presentations: Conduct property tours for prospective buyers; present available homes and lots with enthusiasm and professionalism.
• Application Processing: Guide applicants through the full application and screening process; collect required documentation and coordinate background and credit screening
• Leasing & Sales Pipeline: Maintain an active, up-to-date pipeline of prospective residents; report weekly on lead count, tours scheduled, applications submitted, and move-ins completed
• Rental Conversions: Identify current renters who are candidates for home purchase conversions; proactively initiate conversations and connect qualified renters with sales and/or financing resources
• Market Awareness: Stay informed on local market conditions, comparable community rates, and demand trends to support pricing and marketing recommendations, including local event participation and sponsorships, and local networking and referral opportunities
• Marketing Support: Assist with preparing, listing and maintain Parakeet-owned homes and lots on approved platforms; take photos, update listings, ensure accurate information is posted, and conduct daily site visits to ensure homes are clean and show ready
• Move-In Coordination: Assist in the full move-in process — collect required documents, conduct home inspections and closing walkthroughs to ensure a smooth and welcoming resident onboarding process
Day-to-Day Operations
• Provide sales training and coaching to motivate managers and assist in closing deals quickly
• Serve as the primary point of contact for prospect inquiries and tours
• Assist the Community Manager in overseeing daily community sales and marketing operations and ensure all community standards are upheld
• Conduct regular community walks to identify any obstacles that impact sales and marketing
• Support the Community Manager with sales operations and marketing efforts as needed, and be available in their absence as needed
• Assist with onboarding and training of new community staff as needed
Resident Relations & Community Culture
• Foster a welcoming and positive community environment that reflects Parakeet's values and brand
• Build strong relationships with current residents that support retention and encourage referrals
• Communicate community updates, events, and policy changes clearly and in a timely manner
• Support the planning and execution of resident events and community engagement initiatives
Reporting & Accountability
• Submit a weekly occupancy and sales activity report to the Community Manager detailing leads, tours, applications, and move-ins
• Maintain accurate and current data in Rent Manager for all prospects, conversions and applicants
• Track lot-level status (vacant, occupied, listed, under contract) and maintain an accurate infill pipeline
WE OFFER
• Competitive Salary & Annual Bonus
• Up to 120 Hours of PTO; One week carryover annually
• Health Insurance: M/D/V; starting at 70/30 split with the Employer
• 401(K) + Match
• Mileage Reimbursements + Tolls
• Opportunity to navigate a successful career with a rapidly-growing Company!
