Job Description

The Maintenance Technician works directly with the Maintenance Supervisor to ensure the property is operating efficiently and all maintenance requests are completed in a timely manner. The Maintenance Technician is responsible for overseeing all plumbing, electrical, HVAC, appliance, carpentry and painting requirements of the property. This position also necessitates being on-call for after hours and weekend emergency needs.

Responsibilities

  • Respond to service requests in a friendly and professional manner, ensuring that all assigned requests are completed successfully and promptly
  • Ensure vacant units are prepared for occupancy by completing a range of tasks, such as painting, carpentry, general repairs, and other activities as needed
  • Work at a fast pace without impacting quality, ensuring enough time for other maintenance personnel to complete their functions in the make-ready process
  • Repair holes in walls, caulk cracks around windows and doors, repair any falling ceiling texture, patch any cracks in ceiling, and fixing and texturing any wall and ceiling patches
  • Maintain the accuracy of the work order system, logging all actions and supplies needed to complete each request
  • Develop a rapport with residents by providing superior customer service
  • Perform other duties as assigned or as necessary
  • Rotating on-call responsibility for emergencies during off-hours (nights and weekends)
  • Conduct all business in accordance with company policies and procedures, state, and federal laws (OSHA, ADA, Fair Housing)
  • 1-3 years of experience in residential, commercial, or mechanical maintenance
  • Ability to identify and troubleshoot issues relating to electrical, plumbing, HVAC, and appliances
  • The ability to exert 25 to 50 pounds of force frequently, and/or 10 to 20 pounds of force constantly, climb stairs, use ladders and work in varying weather conditions
  • Excellent time management skills, can easily conform to shifting priorities and timelines
  • Valid U.S. driver's license
