Summary/Job Duties:
- The Purchasing Agent will provide support to the purchasing department and division by assisting with estimating and purchasing of materials and hiring subcontractors to maintain a competitive edge on costs while meeting the company’s standards of quality, reliability, and overall performance of subcontractors and suppliers.
- Prepare bid packages and send to subcontractors for bidding process with a minimum of three competitively priced subcontractors.
- Negotiate and prepare contracts, amendments, back charges, and all other purchasing related documentation with accuracy.
- Maintain complete understanding of costs, specifications, scopes, target budgets, changes in costs, manage cost reduction efforts and the rebidding process.
- Analyze bids for accuracy/completeness and conformance to bid scopes and make subcontractor hiring recommendations based on cost, expertise of subcontractor, work history.
- Award packages for onsite and offsite trades.
- Collect subcontractor/consultant paperwork and set up as a vendor.
- Process purchase orders and contracts/change orders in Newstar.
- Research invoice or purchase order issues as needed.
- Coordinate and participate in value engineering meetings.
- Assist predevelopment with preliminary budgets for new projects.
- Manage and maintain job specifications and scopes of work.
- Research and maintain up to date knowledge of construction pricing and labor rates.
- Oversee proper documentation for all labor, material, and subcontract cost information.
- Attend budget meetings to report on construction cost changes and variances.
- High School Diploma required; Associates or Bachelor’s in Business or similarly related major, preferred.
- 3+ years purchasing experience in residential construction, preferred.
- Thorough knowledge of home building construction, estimating, construction schedules, and purchasing processes.
- Experience in subcontractor negotiations and cost controls.
- Excellent communication and problem-solving skills.
- Proficient in MS Office suite experience and computer skills.
- Requires the ability to work while functioning under the pressure of problem solving and managing time sensitive deadlines.
- This role is primarily based in an office environment at a desk, which requires a significant portion of the day in a stationary position (sitting/standing) and will be expected to constantly operate computer hardware and standard office machinery. High visual acuteness is required for the consistent use of a computer monitor throughout the day. Occasionally, this position may involve stooping, bending, or lifting up to 25 pounds.
