Position Summary

The Maintenance Sales Representative (MSR) is responsible for driving new business development and securing commercial HVAC and plumbing maintenance agreements throughout the Buffalo market and surrounding areas. This role focuses exclusively on prospecting, relationship-building, and sales growth within commercial and institutional markets. that provides a structured training program designed to equip motivated individuals with the technical knowledge and sales skills needed to succeed in the mechanical services industry. Prior HVAC or plumbing experience is not required. This position offers a clear path for career advancement and uncapped earning potential for individuals with strong communication skills, drive, and a passion for business development.

Essential Duties & ResponsibilitiesTraining & Professional Development
  • Complete our structured sales training program.
  • Learn fundamentals of commercial HVAC and plumbing systems, terminology, and service offerings.
  • Develop proficiency in prospecting, proposal development, and consultative selling techniques.
  • Participate in ride-alongs with experienced sales and field personnel.
  • Gain understanding of estimating, pricing structures, and value-based selling strategies.
  • Participate in ongoing training and professional development opportunities.
Business Development & Prospecting
  • Prospect and generate new maintenance agreement opportunities within commercial and institutional markets.
  • Identify and target facility managers, property managers, building owners, and key decision-makers.
  • Develop leads through cold calling, networking, site visits, referrals, and industry engagement.
  • Build and maintain a consistent and active sales pipeline.
  • Research potential customers and identify opportunities for long-term partnerships.
Sales & Proposal Development
  • Conduct customer meetings and site visits to assess facility needs.
  • Develop and present customized preventive maintenance proposals.
  • Communicate the value of preventative maintenance, reliability, energy efficiency, and long-term cost savings.
  • Collaborate with operations and service teams to develop accurate scopes of work and pricing.
  • Negotiate and close maintenance agreements while meeting company profitability objectives.
Pipeline & CRM Management
  • Maintain accurate records of prospects, customer interactions, proposals, and sales activities within CRM systems.
  • Track pipeline development, forecasts, and conversion metrics.
  • Meet or exceed activity goals, sales targets, and revenue objectives.
  • Provide regular updates on business development efforts and account status.
Market Engagement
  • Represent our company professionally within the marketplace.
  • Participate in industry organizations and networking events, including BOMA, IFMA, and local trade associations.
  • Stay informed on industry trends, customer needs, and market conditions.
Qualifications & ExperienceRequired
