Job Summary: The Regional Property Maintenance Supervisor is responsible for overseeing and managing the maintenance of properties across multiple locations within the San Antonio region. This role ensures that all property maintenance tasks are carried out efficiently, effectively, and in compliance with company standards and regulations. **TRAVEL up to 75% is required** BASED out of San Antonio

Key Responsibilities:

  1. Supervision and Leadership:
  • Lead, mentor, and supervise property maintenance teams across various locations within the region.
  • Provide guidance, support, and training to maintenance staff to enhance their skills and performance in property upkeep.
  • Foster a culture of teamwork, excellence, and customer service within the maintenance teams.
  1. Property Maintenance Planning and Scheduling:
  • Develop and implement property maintenance schedules to ensure timely completion of tasks and minimize disruptions to tenants or occupants.
  • Coordinate with property managers to prioritize maintenance needs and allocate resources accordingly.
  • Utilize property management software/systems to track work orders, schedules, and maintenance history for each property.
  1. Routine Property Maintenance and Repairs:
  • Oversee the execution of routine property maintenance tasks such as landscaping, janitorial services, HVAC systems, plumbing, electrical systems, and building repairs.
  • Conduct regular inspections of properties to assess their condition and identify maintenance requirements.
  • Coordinate with external contractors/vendors for specialized repairs or services as needed.
  1. Emergency Response and Troubleshooting:
  • Serve as the primary point of contact for emergency property maintenance issues and ensure timely response and resolution.
  • Quickly troubleshoot property-related problems to determine root causes and implement effective solutions.
  • Ensure compliance with safety protocols and regulations during emergency maintenance activities.
  1. Budget Management:
  • Assist in the development of property maintenance budgets for the region and monitor expenditures to ensure cost-effectiveness.
  • Identify opportunities for cost savings and efficiency improvements in property maintenance operations.
  • Procure necessary materials, tools, and equipment within budgetary constraints.
  1. Communication and Reporting:
  • Maintain regular communication with property managers, upper management, and other stakeholders to provide updates on maintenance activities and issues.
  • Prepare and submit regular reports on property maintenance performance, including key metrics, trends, and recommendations for improvement.

Qualifications and Skills:

  • Certification in Property Management, Facilities Management, or related field (preferred).
  • Proven experience in property maintenance management, preferably in a supervisory or leadership role.
  • Strong technical knowledge of property systems, equipment, and maintenance practices.
  • Excellent leadership, communication, and interpersonal skills.
  • Ability to prioritize tasks, manage time effectively, and work under pressure.
  • Proficiency in property management software/systems and Microsoft Office Suite.
  • Knowledge of relevant safety regulations and protocols.
  • Willingness to travel within the region and work flexible hours as needed.
