Purpose

Manage the planning, coordination, and delivery of construction projects across Allied’s occupied portfolio. As a Manager, Construction, you will oversee a range of tenant improvements and capital projects, ensuring they are delivered on time, within budget, and to a high standard of quality.

Reporting to the Senior Manager, Construction, you will collaborate with internal teams, consultants, contractors, and tenants to lead project execution from design through to close-out. Your work will play a key role in maintaining operational continuity, enhancing the built environment, and supporting the overall performance and long-term value of the portfolio.

Responsibilities

Project Management:

  • Coordinate with the consultant team to ensure drawings, specifications and contract documents are prepared accurately and in a timely manner.
  • Lead and/or assist with preparation, review and formal award of tenders.
  • Manage multiple concurrent projects (typically 10–15 at a time), balancing scope, timelines, and budgets in a fast-paced environment.
  • Attend and participate in construction and site meetings for assigned projects as required.
  • Maintain regular on-site presence to monitor progress, identify issues early, and resolve construction challenges in real time.
  • Review project plans and specifications and comment on building design, scheduling, potential cost-saving measures, and construction risks.
  • Lead and/or assist in the preparation and ongoing management of project budgets and schedules.
  • Ensure all projects are delivered on time, within budget, and aligned with project objectives.
  • Liaise with municipal authorities and utility providers.
  • Engage the Technical Services team early in project design to incorporate base building considerations and operational input.
  • Coordinate interior finishes and design elements with tenants to ensure alignment with project scope and expectations.
  • Prepare and present project materials (e.g., drawings, budgets, timelines) to tenants and internal stakeholders with a high level of accuracy and professionalism.
  • Develop strong working relationships across internal teams and stakeholders.
  • Stay informed on industry trends, construction practices, and environmental standards (e.g., LEED).
  • Review and monitor change order costs and maintain accurate change logs.
  • Manage the full project close-out process, including turnover, budget reconciliation, warranties, and documentation.
  • Prepare and follow up on deficiency reports and conduct post-mortems to identify improvements and recommend solutions.

Finance:

  • Track all project budgets, perform cost-to-complete analysis, and provide regular updates to management.
  • Review monthly progress draws and invoicing, including final holdbacks.
  • Prepare accurate cost estimates and budgets for leasing-related projects.
  • Create and manage pro formas for assigned projects.
  • Support capital budgeting and participate in capital planning activities.

Tenant Coordination:

  • Oversee tenant work in accordance with lease requirements from outset to completion, including review and approval of drawings, permits, and documentation.
  • Attend site meetings with tenants and contractors, monitor construction progress, and ensure alignment with approved plans.
  • Coordinate closely with Portfolio Operations, Technical Services, and Leasing teams throughout the construction process.
  • Proactively manage tenant expectations and maintain clear communication throughout project delivery.
Qualifications

Must Have:

  • College Diploma or University Degree in engineering, interior design, architecture, or a related field (or equivalent experience).

  • 5+ years of experience in commercial construction, architecture, engineering, or project management, ideally within a landlord or asset owner environment.

  • Experience delivering tenant improvements / fit-out projects within occupied buildings.

  • Strong knowledge of construction methods, building codes and regulations, permitting municipal approval processes, and contract types (e.g., CCDC2 and CCDC5B & indemnity).

  • Proven ability to manage multiple concurrent projects in a fast-paced environment.

  • Demonstrated on-site experience with the ability to identify and resolve construction issues in real time.

  • Strong stakeholder management skills, including working with tenants, consultants, and contractors.

  • Ability to manage vendor performance and drive accountability to timelines, budget, and quality.

  • Proficiency in MS Office, MS Project, and CAD/PDF tools.

  • Strong organizational, communication, and problem-solving skills.

Would Be an Asset:

  • Experience with AutoCAD, Bluebeam, and Yardi

  • Experience in landlord-side construction or REIT environment

  • LEED and/or PMP accreditation
