JOB SUMMARY:
The Commercial Property Manager will oversee a diverse portfolio of commercial properties responsible for the day-to-day operations, tenant relations, and financial performance of these properties. This role requires a strong understanding of commercial real estate management, excellent communication skills and a commitment to delivering exceptional service to both tenants and property owners.
QUALIFICATIONS & RESPONSIBILITIES:
- 3+ years of experience in commercial property management.
- Oversee daily operations and maintenance of commercial properties.
- Coordinate and supervise maintenance and repair activities.
- Ensure the properties are well-maintained and comply with all relevant codes and regulations.
- Develop and maintain positive relationships with tenants, addressing their concerns and inquiries promptly and professionally.
- Negotiate lease agreements and renewals while maximizing occupancy and rental income.
- Monitor tenant compliance with lease terms and property rules and regulations.
- Create and manage property budgets, including revenue and expense forecasting.
- Collect and review rent payments and enforce lease terms.
- Implement cost-saving measures and recommend improvements to enhance property performance.
- Maintain accurate property records and documentation.
- Prepare monthly and annual financial reports for property owners.
- Conduct regular property inspections and provide reports on property conditions.
- Collaborate with vendors, contractors, and service providers.
- Manage contracts and service agreements to ensure the best value for services.
- Oversee capital improvement projects as needed.
- Stay up to date with local and state regulations and ensure property compliance.
- Manage insurance and risk management programs for the properties.
