Job Description
The BMS/HVAC Controls Service Technician is responsible for installing, testing, troubleshooting, commissioning, maintaining, and servicing building automation systems (BAS) and HVAC control systems in commercial, industrial, and institutional environments.
This role supports both new construction and service-related projects by installing control systems, performing system diagnostics, verifying system operation, and ensuring HVAC control systems function efficiently and reliably. The BMS/HVAC Controls Service Technician serves as a technical resource for control system installation, troubleshooting, and service activities while maintaining compliance with project requirements, manufacturer specifications, and industry standards.
Essential Duties and Responsibilities- Install, terminate, test, troubleshoot, and service building automation and HVAC control systems.
- Perform control wiring installation, termination, labeling, and verification.
- Install and service controllers, sensors, actuators, relays, thermostats, control panels, and related automation components.
- Diagnose and resolve issues related to HVAC controls, communication networks, and system operation.
- Perform startup, commissioning, system verification, and functional testing activities.
- Read and interpret control drawings, wiring diagrams, sequences of operation, schematics, and project documentation.
- Assist with programming, configuration, and optimization of building automation systems.
- Verify system performance and ensure controls operate according to project specifications and customer requirements.
- Troubleshoot networked control systems and communication issues using industry-standard diagnostic tools.
- Identify deficiencies and communicate recommended solutions to customers, project managers, and supervisors.
- Complete service reports, commissioning documentation, testing records, and project closeout documentation accurately.
- Respond to service requests and provide timely technical support in the field.
- Communicate professionally with customers, contractors, engineers, and internal teams.
- Maintain compliance with company safety policies, project requirements, and industry standards.
- Perform other duties as assigned.
- Takes ownership of assigned projects, service calls, and system performance.
- Completes work accurately, safely, and according to project schedules and customer expectations.
- Maintains accurate documentation and follows established procedures.
- Demonstrates attention to detail and commitment to quality workmanship.

Education and/or ExperienceThe ideal candidate will have experience installing, servicing, troubleshooting, and commissioning building automation systems and HVAC control systems in commercial, industrial, or institutional environments.
Preferred qualifications include:
- Experience installing, terminating, testing, and troubleshooting building automation and HVAC control systems.
- Knowledge of control wiring, sensors, actuators, controllers, relays, and related automation components.
- Ability to read and interpret control drawings, sequences of operation, wiring diagrams, schematics, and project documentation.
- Experience with system startup, commissioning, functional testing, and system verification.
- Understanding of HVAC systems, mechanical equipment, and building automation fundamentals.
- Knowledge of industry-standard communication protocols and control system architecture preferred.
- Experience troubleshooting networked control systems and communication issues.
- Familiarity with major building automation manufacturers and platforms is preferred.
- Relevant controls, HVAC, or manufacturer certifications are preferred but not required.
- Ability to independently perform installation, diagnostics, troubleshooting, and service-related activities.
- Valid driver's license with a clean driving record.
The successful candidate must possess strong verbal and written communication skills and be able to communicate effectively with customers, project managers, engineers, contractors, and team members.
The ability to read and interpret technical documentation, equipment manuals, control sequences, safety procedures, and project specifications is essential.
Mathematical SkillsBasic mathematical skills are required, including the ability to perform measurements, interpret system layouts, calculate material requirements, and understand control sequences and operating parameters.
Computer SkillsCandidates should be comfortable using tablets, smartphones, and electronic work order systems for:
- Time entry
- Service documentation
- Reviewing project drawings
- Completing commissioning reports
- Recording system testing results
- Accessing technical documentation and control system information
Experience with building automation software, programming interfaces, and electronic service management platforms is preferred.
Physical DemandsThe physical demands are representative of those required to successfully perform the essential functions of this position.
The employee will regularly:
- Stand, walk, climb, kneel, crouch, crawl, and work in mechanical spaces.
- Work from ladders, lifts, rooftops, and elevated structures.
- Install and terminate control wiring, sensors, controllers, and related equipment.
- Lift and carry up to 50 pounds regularly and heavier materials with assistance.
- Operate hand tools, power tools, testing equipment, and diagnostic instruments.
- Perform repetitive hand movements requiring fine motor skills.
Specific vision requirements include close vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
Work EnvironmentThis is a field-based position supporting commercial, industrial, and institutional building automation and HVAC control projects. Work is performed indoors and outdoors and may include active construction sites, mechanical rooms, equipment rooms, rooftops, and occupied facilities.
The position requires the use of personal protective equipment (PPE), adherence to OSHA regulations and company safety standards, and flexibility to work overtime, after-hours service calls, commissioning activities, and emergency response situations as project needs require.
