About the RoleExit Mold is seeking an experienced Asbestos Investigator to perform asbestos building surveys, inspections, bulk sampling, and hazard assessments throughout New York City.
This is a field-based, road-intensive position requiring daily travel between residential, commercial, and industrial properties. You will identify and sample suspected asbestos-containing materials (ACMs), maintain accurate inspection documentation, coordinate laboratory analysis, and complete required NYC DEP reporting.
The ideal candidate is highly organized, comfortable working independently, and already holds the NYC- and New York State-specific asbestos credentials required to perform this work.
IMPORTANT: REQUIRED CERTIFICATIONSApplicants must have an active NYC DEP Asbestos Investigator Certification and NYS DOL Asbestos Inspector Certificate.
These are asbestos-specific credentials and are separate from EPA Lead Inspector credentials. Candidates who do not currently meet the required NYC/NYS asbestos certification requirements will not qualify for this position.
What You'll DoAsbestos Inspections & Sampling
- Conduct asbestos building surveys and inspections throughout NYC.
- Identify and assess suspected asbestos-containing materials (ACMs).
- Collect representative bulk samples using proper sampling procedures.
- Photograph and document sampling locations and site conditions.
- Properly label, package, secure, and transport collected samples.
- Maintain accurate chain-of-custody documentation.
- Follow applicable NYC DEP, NYS DOL, EPA, OSHA, and local requirements.
Reporting & Regulatory Compliance
- Prepare and complete accurate asbestos inspection reports.
- Prepare, sign, seal, and file ACP-5 Asbestos Assessment Reports through NYC DEP's ARTS system, as applicable.
- Coordinate sample analysis with an NVLAP-accredited laboratory.
- Ensure laboratory results are accurately matched to the appropriate inspection and project.
- Prepare client- and permit-ready documentation meeting NYC DOB and DEP requirements.
- Maintain organized records of inspections, samples, photographs, laboratory results, and project status.
- Communicate appropriate next steps when asbestos-containing materials are identified.
Daily Field & Route Management
- Travel independently between multiple inspection locations throughout NYC.
- Manage your daily inspection schedule and arrive at appointments on time.
- Maintain regular communication with management regarding job status, delays, access issues, or site concerns.
- Update company scheduling and tracking systems promptly following inspections.
- Maintain reliable personal transportation for travel between assigned job sites.
Customer Service
- Professionally represent Exit Mold when interacting with homeowners, tenants, property managers, contractors, and other clients.
- Clearly explain the inspection and sampling process.
- Coordinate effectively with office staff, project managers, laboratories, contractors, and external stakeholders.
- Immediately communicate unusual site conditions, hazards, or safety concerns.
- Active NYC DEP Asbestos Investigator Certification
- Active NYS DOL Asbestos Inspector Certificate
- Completion of required NYSDOH-approved Asbestos Inspector Training
- Current medical clearance for respirator use, including required pulmonary function testing, chest X-ray, and physician clearance
- High school diploma or equivalent
- Completion of required blueprint reading/building construction coursework
- Valid driver's license
- Reliable personal transportation
- Ability to travel extensively throughout NYC
- Ability to work independently and manage multiple daily inspections
- Strong attention to detail and documentation skills
- Professional communication and customer service skills
- Basic computer and smartphone proficiency
Candidates must meet applicable experience requirements for NYC DEP Asbestos Investigator certification, which may include:
- 2+ years of experience inspecting buildings for asbestos-containing materials; or
- 3+ years of related building-survey experience; or
- An applicable qualifying professional credential or relevant environmental science/health education, where permitted under certification requirements.
- Previous asbestos inspection and bulk sampling experience
- Experience preparing and filing ACP-5 reports through NYC DEP's ARTS system
- Environmental, construction, restoration, or building inspection experience
- Mold and/or lead inspection experience
- Experience coordinating with environmental laboratories
- Strong familiarity with NYC DOB and DEP requirements
