Job Description

The Landscape Superintendent is responsible for the overall planning, coordination, and execution of landscape maintenance and installation within WindRiver Lakefront and Golf Community. This role oversees the maintenance of all common areas, provides exceptional lawn and landscaping services to residents, and manages landscape installations for new home construction projects. The Landscape Superintendent ensures all landscaping work meets WindRiver’s high standards for appearance, safety, and environmental stewardship.

Schedule: primary hours are M-F. Weekend work as needed for special projects or events.

Duties & Key Responsibilities

Leadership & Strategic Planning

  1. Regulatory and Safety Compliance
  • Maintain comprehensive knowledge of, and ensure full compliance with, all relevant local, state, and federal regulations applicable to landscape operations, including but not limited to: OSHA safety standards, Department of Labor guidelines, Environmental protection, erosion control, and pesticide application laws, and WindRiver Design Review Board (DRB) standards and requirements
  • Promote a culture of safety by enforcing protocols, facilitating staff training, and leading by example in all jobsite practices.

2. Strategic Collaboration and Planning

  • Participate in regularly scheduled Executive Team, departmental, and interdepartmental meetings to ensure alignment with WindRiver’s operational and aesthetic standards.
  • Collaborate with internal stakeholders—including VP of Operations, New Construction, Member Services, Maintenance, and Marketing—to coordinate project timelines, share resources, and ensure strategic integration of landscaping with overall community development.

3. Operational Growth & Continuous Improvement

  • Identify and implement opportunities for department efficiency, service expansion, and enhanced resident offerings—such as new landscape programs, upgraded seasonal displays, or enhanced environmental practices.
  • Track performance metrics, assess staff capabilities, and evolve departmental workflows to meet WindRiver’s high standards of quality and hospitality.

4. Representation and Community Engagement

  • Serve as an Ambassador for WindRiver, maintaining strong community presence and representing the landscaping department in a professional, positive, and knowledgeable manner.
  • Engage with residents, builders, and external contractors with professionalism, ensuring clear communication and alignment with WindRiver’s brand and service values.

5. Departmental Integrity and Leadership Culture

  • Model and enforce WindRiver’s values, code of conduct, and policies as outlined in the Employee Handbook and company SOPs.
  • Lead with integrity, consistency, and fairness while fostering a positive work culture, developing talent, and mentoring team members.
  • Promote accountability and pride in work by setting clear expectations, evaluating team performance, and celebrating team successes.

Department Operations

  1. Landscape Maintenance and Enhancement
  • Oversee daily operations and maintenance of common areas, including parks, trails, entrances, medians, and community amenities.
  • Manage lawn care, irrigation, tree, shrub, and flower maintenance across WindRiver properties.
  • Implement seasonal color changes, mulching, pruning, and other horticultural programs.
  • Monitor and ensure the health of plant materials through pest and disease management.

2. Resident Services

  • Provide professional lawn and landscape maintenance services for individual resident homes as requested.
  • Communicate with residents regarding services, schedules, and special landscaping needs.
  • Ensure resident satisfaction through quality work and timely completion of tasks.

3. New Construction Landscaping

  • Coordinate landscape installations for new homes, including sod laying, tree and shrub planting, irrigation systems, and hardscape elements.
  • Review construction plans and work with builders, designers, and contractors to execute landscape designs accurately.
  • Ensure all installation projects are completed on time, within budget, and to WindRiver’s aesthetic standards.
  • Ensure all installations align with the requirements and approvals of the WindRiver Design Review Board (DRB).
  • Work with homeowners and builders on all projects.

4. Staff Management and Development

  • Lead and supervise a team of landscaping technicians, laborers, and seasonal staff.
  • Create daily work schedules and assign tasks based on priorities and manpower.
  • Provide training and mentorship to staff on best practices for landscaping, safety procedures, and equipment use.
  • Conduct regular performance reviews and promote a positive team environment.

5. Budgeting and Resource Management

  • Manage landscaping budget, including labor, materials, equipment maintenance, and purchasing.
  • Track and report on project costs, labor hours, and materials usage.
  • Ensure efficient use of resources while maintaining the highest quality of work.
  • Ensure proper project estimating and quoting.

6. Equipment Management

  • Oversee proper use, maintenance, and repair of landscaping equipment such as mowers, skid steers, mini excavators, and trucks.
  • Schedule routine maintenance and manage inventory of tools and supplies.
  • Enforce daily inspections and post-cleanup of equipment and vehicles.
  • Enforce logging of fuel use for all equipment and vehicles.

7. Communication

  • Communicate employee incidents based on company policy.
  • Communicate job status updates to direct supervisor.
  • Communicate equipment status updates to direct supervisor.
  • Minimum 5 years of landscape maintenance and installation experience, with at least 2 years in a supervisory role (required).
  • Strong knowledge of horticulture, turf management, irrigation systems, and landscape construction practices (required).
  • Valid driver’s license (required).
  • Certification in pesticide application (or willingness to obtain) (required).
  • Bilingual (strongly preferred).
  • OSHA 10 certified (preferred).
  • Equipment Operator License (preferred).

Knowledge/Skills/Abilities:

  • Proficiency with scheduling, budgeting, and project management.
  • Knowledge of WindRiver Design Review Board (DRB) standards or willingness to learn and enforce them.
  • Excellent leadership, communication, and customer service skills.
  • Ability to read and interpret landscape designs and construction documents.
  • Knowledge of OSHA standards and safety requirements.
