Job Description

LEASING CONSULTANT


Reports To: Community Manager

FLSA Status: Non-Exempt

Location: Broadway Apartments- Pasadena, TX


Position Summary:

Responsible for leasing, marketing and maintaining positive resident relations of the community. This individual is responsible for providing exceptional service to community residents, prospects, and internal team members.


Essential Duties and Responsibilities:

· Demonstrates and promotes a 100% commitment to providing the best possible experience for our residents and employees.

· Completes lease form or agreement and collects rental deposit.

· Responsible for ensuring the “model” apartments and target apartments are ready for show; maintaining work areas and office in clean and orderly manner; need to have an awareness of the “curb appeal” of the property.

· Thorough knowledge of lease terms, specifications and all community policies. Full knowledge and compliance with all federal, state and local laws

· Develop full knowledge of application information required, screening processes and company policies

· Knowledgeable of required telephone and sales techniques.

· Knowledgeable of current market conditions, and competitive properties.

· Fully informed of current rental rates, sizes, locations and all amenities of property.

· Maintain contact with all apartment locator services and local businesses to provide informational

· material. Update periodically.

· Responsible to conduct out-reach marketing at least once per week, and maintaining marketing log book

· Develop and maintain an on-going resident retention program under direction of Community Manager.

· Responsible to play an active role in the renewal process.

· Responsible for proper maintenance of all resident and property files.

· Efficient and timely processing of all required administrative forms, reports and related information.

· Responsible for reporting unusual or extraordinary circumstances regarding the property or

· residents.

· Courteous, efficient handling of resident requests and complaints.

· Responsible for maintaining a professional appearance and attitude at all times.

· Responsible for assisting Assistant Manager in collection of delinquent rents. Participate in planned

· resident activities

· Other tasks or duties as assigned by supervisor.



Knowledge, Skills and Abilities:

· High school diploma or equivalent.

· Ability to work any of the seven days of the week, 52 weeks of the year. Our property staffing limitation makes it critical for you to work your scheduled hours consistently as well as overtime if necessary when requested.

· Accurately perform intermediate mathematical functions and use all on-site resident management software functions.

· Ability to read and comprehend simple instructions, short correspondence, and memos.

· Ability to fluidly read and write English.

· Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.

· Valid driver’s license and current automobile insurance is required; position requires own vehicle to fulfill all of job’s functions.

Work Environment:

The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. While performing the duties of this job, the employee occasionally works in outside weather conditions and is occasionally exposed to wet and/or humid conditions. The employee occasionally works near moving mechanical parts and is occasionally exposed to fumes or airborne particles and toxic or caustic chemicals.


The noise level in the work environment is usually moderate
