Job Description
Basic Function:
Maintains the physical aspect of property to ensure safe, habitable and cost efficient conditions at all locations. Follow up on the completion of service request, routine maintenance and preventative maintenance at all assigned properties. Maintain high standards of conduct and follow all maintenance and personnel policies as outlined by the company. Insure the proper maintenance equipment throughout the properties. Is required to supply and maintain all the basic tools in order to complete assigned task in safe and timely manner
Hours:
It is a part-time position, as needed. Normally 24hrs/week, 7:00am-3:30pm but will fluctuate based on work orders and seasonal needs. Also, responsible for after hour’s emergencies and snow removal when needed. Position compensated on an hourly basis, with performance and salary reviewed annually (typically in the second quarter).
Relationship:
- Reports directly to Maintenance Supervisor
- Interacts and communicates with outside contractors and keep Maintenance Supervisor informed.
- Maintains a positive relationship with Property Managers, co-workers, staff, tenants and vendors
- Maintains a supportive relationship with the community, all fire and police departments, and with any regulatory agencies.
Key Goals:
- Insure compliance with building, safety and health codes.
- Insure “One Call” maintenance request completion.
- Insure continued tenant satisfaction using the “We CATER” philosophy and principles.
- Insure continued tenant compliance with property policies and procedures.
Description of Duties and Typical Work Activities:
- Complete in a timely and professional manner all assigned service request.
- Communicate with subcontractors while on site and keep Maintenance Supervisor informed of their progress
- Know the locations of all power, water, gas shut-offs, sewer cleanouts, hydrants and all safety equipment.
- Maintain all property tools and equipment in safe and operating condition.
- Assist in maintaining and updating annually with an inventory of all equipment and supplies and submit to Maintenance Supervisor.
- Notify Maintenance Supervisor immediately of any maintenance problems or safety issues along with a recommended solution.
- Assist Maintenance Supervisor in maintaining organized and effective control of keys.
- Clean out and turnover vacant units and as soon as they become available.
- Maintain company supplied pagers and phones in good working order.
- Maintain accurate time sheets for accounting.
