VP Business Development and InvestmentsPosition Description

POSITION SUMMARYThe Vice President, Business Development and Investments will lead the Company’s growth initiatives through targeted property acquisitions, joint ventures, and investment opportunities in high-quality golf clubs, resorts, and related assets. The Vice President is pivotal in expanding the portfolio of premier private, public, and resort properties while aligning with the focus on long-term asset value, operational synergy, and community-focused excellence. The ideal candidate will have a “hunter mentality” with a proven track record of outbound acquisition activities with the ability to drive the process from beginning to end. The Vice President must be self-motivated, detail-oriented and have a strong track record of sourcing real estate investments, with the proven ability to build and leverage strong relationships.EXPERIENCE, EDUCATION AND SKILLS REQUIRED
  • Bachelor’s degree in Finance, Business, Real Estate, or related field a plus.
  • 8+ years of progressive experience in real estate acquisitions, investments, or mergers & acquisitions.
  • Proven track record of successfully building relationships, sourcing, negotiating, and closing real estate acquisitions or investments. Exposure to the golf, country club, or hospitality sector a plus.
  • Possess a passion and/or knowledge of the golf and private club market, with knowledge of membership models and golf club economics a plus.
  • Established network of relationships with HNW and family offices interested in real estate investments, real estate developers (including land, residential and commercial), entertainment districts, portfolio companies, golf property owners, brokers, lenders, investors, and industry professionals. An understanding of membership/subscription-based businesses a plus.
  • Experience actively developing and owning an outbound pipeline.
  • Must have personally led or materially driven lender outreach/debt placement, equity partner cultivation / JV structuring, and capital raising activities. Ability to articulate current capital relationships relevant to Company’s deal types and geographies and how those relationships are activated.
  • Willingness to travel extensively (50%+).
  • Exceptional negotiation, communication, and presentation skills, with the ability to build trust and influence at the executive and board level.
  • Strong financial acumen, including experience in financial modeling, cash flow projections, cap rate analysis, IRR/NPV calculations, and deal structuring.
  • Strategic thinker with a hands-on approach, high level of integrity, and alignment with company values.
  • Excellent written and oral communication skills. Ability to effectively delegate and negotiate.
  • Proficient in the use of computer software including MS Office.

ESSENTIAL RESPONSIBILITIES

Deal Sourcing

  • Identify and cultivate acquisition opportunities by leveraging industry networks, including relationships with property owners, brokers, operators, and financial institutions to generate a steady flow of leads.
  • Originate opportunities through proactive owner and broker outreach; maintain weekly outreach and pipeline cadence; demonstrate repeatable relationship-building.
  • Proactively scout off-market deals through targeted outreach, data analysis of market listings, and participation in industry forums.
  • Develop and maintain a comprehensive database of potential targets, prioritizing those that align with strategic criteria such as geographic diversification, revenue potential, and asset quality.
  • Collaborate with marketing and business development teams to create targeted campaigns that attract sellers and partners, ensuring a robust pipeline that supports annual growth targets.

Underwriting and Due Diligence

  • Perform in-depth financial underwriting of prospective acquisitions, including building detailed financial models to forecast cash flows, calculate internal rates of return (IRR), net present values (NPV), capitalization rates, and sensitivity analyses.
  • Support the due diligence processes as needed, which may include operational reviews (e.g., membership trends, course conditions, and management efficiency), legal assessments (e.g., title searches, zoning compliance, and environmental reports), and market evaluations (e.g., competitive landscape and demographic studies).
  • Coordinate cross-functional due diligence teams, including external advisors like appraisers, engineers, and attorneys, to mitigate risks and validate assumptions.
  • Prepare detailed investment memoranda and presentations that synthesize findings, highlight value-add opportunities, and recommend go/no-go decisions for senior leadership approval.

Financing and Onboarding

  • Participate in the structure and financing of acquisitions (including debt facilities, mezzanine financing and joint venture equity) by negotiating with lenders, equity partners, with a focus on HNW and Family Office investors.
  • Evaluate and recommend creative deal structures such as all-cash purchases, seller financing, or earn-outs to align with company financial goals and risk tolerance.
  • Help ensure the seamless onboarding of acquired properties by supporting (as needed) internal operations, finance, and legal teams to integrate systems, transfer memberships, implement revenue enhancement plans, and ensure compliance with company standards.
  • Develop transition plans that minimize disruptions to members and guests, including staff training, branding alignment, and initial capital improvement projects.

Market Trends and Brand Promotion

  • Continuously monitor and analyze golf industry trends, economic indicators, and regulatory changes (e.g., shifts in consumer preferences for resort experiences, impacts of climate on course maintenance, or evolving membership models like equity vs. non-equity).
  • Conduct competitive intelligence on peer firms and emerging opportunities in underserved markets, using data from sources like industry reports, trade associations, and economic forecasts.
  • Provide strategic insights to senior leadership on timing acquisitions, pricing strategies, and portfolio adjustments in response to market dynamics.
  • Author periodic reports and presentations on market outlooks to inform company-wide decision-making and position the Company as an industry thought leader.
  • Represent the Company at industry events, conferences, and in high-level owner/investor discussions to enhance reputation as a preferred partner.
