Job Description
The Facilities Maintenance & HVAC Technician II is responsible for performing skilled maintenance, troubleshooting, repair, and preventive maintenance of facility systems, HVAC equipment, utilities, and building infrastructure in support of GMP manufacturing, laboratory, and administrative operations. This position ensures facility equipment and building systems operate safely, efficiently, and in compliance with applicable regulatory requirements, company procedures, and industry standards.
The technician works independently on routine assignments, assists with complex maintenance activities, supports equipment reliability initiatives, and collaborates with internal departments and external contractors to maintain a safe, reliable, and compliant facility.
Key Responsibilities- Perform preventive, predictive, and corrective maintenance on HVAC equipment and facility systems.
- Troubleshoot, diagnose, repair, and maintain commercial and industrial HVAC systems, including air handling units (AHUs), rooftop units (RTUs), exhaust systems, split systems, chilled water systems, pumps, and associated controls.
- Monitor and maintain building utilities, including compressed air, domestic water, lighting, doors, ceilings, and general building infrastructure.
- Perform routine inspections to identify maintenance needs and potential equipment failures.
- Support operation and maintenance of facility mechanical and electrical systems.
- Respond promptly to maintenance requests and emergency repairs while minimizing operational downtime.
- Perform equipment repairs using appropriate tools, test instruments, and maintenance procedures.
- Complete assigned Preventive Maintenance (PM) accurately and within established schedules.
- Maintain accurate maintenance documentation.
- Assist with equipment installations, facility modifications, and small construction projects.
- Coordinate and work alongside outside contractors and service providers while ensuring compliance with company safety and GMP requirements.
- Support calibration and qualification activities by moving and preparing equipment, and providing maintenance assistance as required.
- Participate in facility shutdowns, startup activities, and special maintenance projects.
- REES (Remote Environmental Monitoring System) monitoring, responding to alarms, basic troubleshooting, and understanding environmental monitoring requirements in GMP-regulated facilities.
- Follow Good Manufacturing Practices (GMP), Good Documentation Practices (GDP), OSHA regulations, and company safety procedures.
- Maintain a clean, organized, and safe work environment.
- Participate in after-hours, weekend, or emergency on-call support as required.
- Perform other duties as assigned.
Work is performed in manufacturing, laboratory, warehouse, mechanical, and office environments. The position requires adherence to all company safety procedures, GMP requirements, and applicable regulatory standards. Occasional overtime, weekends, and emergency response may be required to support facility operations.
Requirements:- Technical degree in Mechanical, Electrical, Industrial Maintenance.
- Minimum of 3 years of experience maintaining commercial or industrial HVAC systems and facility equipment
- 3+ years of relevant maintenance experience in a regulated environment (biotech, pharmaceutical, or medical device manufacturing preferred)
- Working knowledge of GMP regulations, FDA requirements, and documentation practices
- Experience with environmental monitoring and alarm systems (e.g., REES or similar) is a plus
- Proficiency with CMMS platforms (e.g., MasterControl or equivalent)
- Ability to interpret technical drawings, schematics, and SOPs
- Familiarity with cleanroom operations and controlled environments
Preferred Certifications:
- EPA Section 608 Universal Certification.
- HVAC certification from an accredited technical program.
- OSHA 10 or OSHA 30 certification.
Physical Requirements:
- Frequently lift and carry up to 50 pounds.
- Ability to climb ladders, work on rooftops, and access mechanical spaces.
- Ability to stand, walk, bend, kneel, crawl, and reach for extended periods.
- Ability to work in varying indoor and outdoor environmental conditions.
- Must be able to wear required personal protective equipment (PPE).
- Biotech manufacturing facility operating under GMP conditions
- May require occasional after-hours or weekend support for maintenance activities
