Job Title: Facilities Technician - Mechanical/Electrical

Location: Manassas, Virginia

Shift: 1st

Starting Compensation Range: $30.45 - $38.28 per hour

What You Will Do:

  • Prioritize, coordinate, obtain materials, and complete requested maintenance needs
  • Install and maintain low voltage machine transformers and three phase electrical hook-ups
  • Perform preventative maintenance on air compressors, including changing oil and filters and checking gauges, pressures and amp draw; Make repairs to air compressors, including replacing electric motors, seals, gages, motor controls, and other similar components
  • Troubleshoot and repair air conditioning units, electric heating units, gas heating units, waste oil heaters such as changing filters, lighting pilots, replacing compressors, fans, switches, Freon, metering valves, and other similar repairs
  • Perform general maintenance tasks, including:
    • Exterior: cut and trim grass and shrubs; patch roof; maintain facility lots (sweep, pick up trash)
    • Interior: remove/install walls, doors, siding, locks, and windows
    • Painting: interior and exterior
    • Lighting: replace ballasts and light bulbs
    • Electrical: install light switches, receptacles, and computer terminal cables
    • Plumbing: replace sinks, faucets, pipes, water filters, and valves
  • Keep supervisor advised of repairs being made, repairs needed, and when professional assistance is required
  • Assist in office setups, including hanging pictures, bulletin boards, and rearranging cabinets
  • Coordinate handling of waste oil to resupply heaters
  • Maintain and clean Lot Equipment: Service Truck, Waste Oil Truck, Sweeper; Keep updated maintenance logs for equipment
  • Travel to other facilities to assist in Buildings and Grounds functions
  • Perform snow removal at facilities as needed
  • Fulfill environmental compliance requirements, including inspecting, handling, storing, labeling and responding to small spills of hazardous and non-hazardous waste within your control
  • Work in coordination with team to achieve Continuous Improvement goals and objectives
  • Perform other related duties as assigned

What We’re Looking For:

  • HVAC license, electrical license, or equivalent experience
  • High school diploma or GED
  • High mechanical aptitude and ability to troubleshoot and perform mechanical repairs of HVAC, electrical, plumbing and carpentry
  • Good communication skills
  • Positively interact with supervisor and understand problems and concerns relating to a repair
  • Excellent organizational skills and attention to detail
  • Excellent time management skills with a proven ability to meet deadlines
  • Valid driver’s license
  • Excellent driving record
  • Willingness to travel to CMCO stores as needed
  • Willingness to work additional hours to meet business and customer demands

  • Successful completion of requested maintenance
  • Accurately install and maintain low voltage machine transformers and three phase electrical hook-ups
  • Efficiently performing preventative maintenance on air compressors
  • Accurately troubleshooting and repairing air conditioning units, electric heating units, gas heating units, waste oil heaters, and other similar repairs
  • Functioning well in a fast-paced environment
  • Occasionally operating heavy machinery in a safe manner
  • Promoting a positive customer experience

Physical Requirements: 

  • Frequently sitting for extended periods of time
  • Regularly required to use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl and talk or hear
  • Regularly lift and/or move up to 40 pounds
  • Specific vision abilities required by this job include close vision, distance vision, peripheral vision, depth perception and ability to adjust focus
