What You'll DoAs a Maintenance Supervisor, you'll oversee the day-to-day maintenance operations of an apartment community while leading and developing the onsite maintenance team. This role plays a critical part in maintaining resident satisfaction, protecting company assets, and ensuring the community operates safely and efficiently.
Typical responsibilities include:
- Leading, coaching, and developing maintenance team members
- Managing daily maintenance operations and assigning work orders
- Overseeing apartment turns to ensure timely completion
- Performing and troubleshooting HVAC, plumbing, electrical, appliance, carpentry, and general maintenance repairs
- Managing preventive maintenance programs
- Maintaining community curb appeal and common areas
- Coordinating vendors and contractors
- Managing maintenance inventory and supplies
- Ensuring compliance with OSHA, EPA, Fair Housing, and company safety standards
- Participating in an emergency on-call rotation
- Assisting with capital improvement projects and property inspections
- Partnering with Community Directors to support property performance and maintenance budgets
Successful candidates typically possess:
- Three or more years of multifamily apartment maintenance experience
- Previous maintenance leadership or supervisory experience preferred
- EPA Universal Certification (required)
- Strong knowledge of HVAC systems, plumbing, electrical, appliances, drywall, painting, and general carpentry
- Pool certification or the ability to obtain certification
- Excellent troubleshooting and organizational skills
- Strong customer service and communication abilities
- The ability to manage multiple priorities in a fast-paced environment
- A valid driver's license and reliable transportation

This position regularly requires the ability to:
- Lift up to 75 pounds
- Climb ladders and stairs
- Work indoors and outdoors in varying weather conditions
- Stand, walk, bend, kneel, and climb throughout the workday
- Respond to after-hours emergency maintenance calls
