Position Summary
Keymont Community Management is seeking a dependable, service-oriented Onsite Building Engineer / Maintenance Technician to support the operation, maintenance, and repair of a residential community. This position helps maintain the property’s physical condition, appearance, safety, and building systems while providing responsive, professional service to residents, staff, vendors, and other community stakeholders.
The ideal candidate has a hands-on approach to maintenance and practical experience with general repairs, preventive maintenance, and building systems. The position may support mechanical, electrical, plumbing, HVAC, access-control, and life-safety systems, depending on the needs and configuration of the property.
Essential Duties and Responsibilities
Building Operations and Maintenance
• Monitor the condition and operation of building systems, equipment, common areas, and grounds.
• Perform general maintenance and handyman services, including painting, caulking, drywall repair, minor carpentry, and basic hardware replacement.
• Complete minor plumbing, electrical, HVAC, appliance, and mechanical repairs within the employee’s experience and authorization.
• Use hand tools, power tools, and standard maintenance equipment safely and effectively.
• Inspect common areas, mechanical spaces, sidewalks, parking areas, storage areas, and other property facilities.
• Assist with janitorial duties, pressure washing, trash removal, light groundskeeping, and common-area cleanliness as needed.
• Support unit or facility turnovers when applicable.
Work Orders and Resident Service
• Receive, track, prioritize, and complete resident and management work orders through the community’s designated work-order system.
• Respond promptly and courteously to resident maintenance concerns.
• Provide clear updates regarding repair status, anticipated timelines, access needs, and service interruptions.
• Document completed work, materials used, follow-up requirements, and other relevant information.
• Maintain a positive and professional environment for residents, staff, contractors, and visitors.
Preventive Maintenance and Inspections
• Perform scheduled preventive and routine maintenance on building systems, equipment, fixtures, and appliances.
• Maintain accurate preventive-maintenance logs, inspection records, service histories, and other required documentation.
• Conduct routine inspections to identify leaks, equipment failures, safety concerns, and other maintenance needs.
• Assist in tracing and diagnosing water leaks and coordinating appropriate corrective action.
• Identify and recommend improvements that may enhance safety, reliability, property appearance, or energy efficiency.
• Maintain an appropriate inventory of tools, supplies, parts, and maintenance materials.
Repairs and Troubleshooting
• Diagnose maintenance problems and perform repairs to building infrastructure and equipment when qualified to do so.
• Respond to urgent maintenance needs, perform emergency repairs, and complete necessary cleanup and follow-up.
• Assist with the operation and repair of access-control systems, gates, doors, locks, and related equipment.
• Escalate repairs requiring a licensed contractor or specialized expertise.
• Coordinate access and onsite activities for vendors and contractors performing specialized repairs or major projects.
• Assist management with obtaining proposals, monitoring vendor performance, and confirming completion of contracted work.
Safety and Compliance
• Help maintain a safe environment for residents, employees, contractors, and visitors.
• Follow applicable building codes, OSHA requirements, fire and life-safety standards, and company policies.
• Follow applicable federal, state, and local requirements for handling, storing, and disposing of hazardous materials.
• Maintain Safety Data Sheets and other required safety documentation.
• Use appropriate personal protective equipment and follow established safety procedures.
• Report safety hazards, building emergencies, property damage, and unusual conditions promptly.
• Participate in emergency-response procedures and provide appropriate follow-up documentation.
Team and Administrative Support
• Communicate regularly with the Community Manager regarding property conditions, work orders, projects, and maintenance priorities.
• Maintain organized records of repairs, inspections, inventory, vendor visits, and preventive-maintenance activities.
• Assist with training or supporting other maintenance personnel when requested.
• Participate in staff meetings and required training.
• Perform other reasonable duties consistent with the position and the operational needs of the community.
Requirements:Qualifications
• High school diploma or equivalent required.
• Technical, vocational, or trade training in building maintenance, HVAC, electrical, plumbing, mechanical systems, or a related field preferred.
• Two to five years of maintenance or building-engineering experience preferred, particularly in a residential, condominium, HOA, multifamily, commercial, or hospitality environment.
• General working knowledge of plumbing, electrical, HVAC, mechanical, and building systems.
• Strong hands-on repair, troubleshooting, and problem-solving skills.
• Ability to work independently, manage competing priorities, and collaborate effectively with a team.
• Strong customer-service skills and the ability to interact professionally with residents and stakeholders.
• Clear written and verbal communication skills.
• Basic computer proficiency, including email, electronic work-order systems, and Microsoft Office applications.
• Ability to read and follow equipment instructions, safety requirements, work orders, and other technical information.
• Valid driver’s license and reliable transportation may be required, depending on the property.
• Relevant licenses or certifications are preferred and may be required based on assigned responsibilities.
Scheduling and Availability
• This is an onsite position with a schedule based on the operational needs of the community.
• Occasional evening, weekend, holiday, or emergency work may be required.
• The employee may be required to participate in an on-call rotation and respond to after-hours building emergencies.
Physical Requirements and Work Environment
• Ability to move throughout the property and regularly navigate stairs, mechanical rooms, rooftops, and other building areas.
• Ability to stand, walk, bend, kneel, crouch, climb, reach, and perform hands-on maintenance tasks for extended periods.
• Ability to lift, carry, push, or pull up to 50 pounds, with or without reasonable accommodation.
• Ability to work safely from ladders, at heights, and in confined spaces when required.
• Ability to work in indoor and outdoor environments and in varying weather and temperature conditions.
• Ability to operate standard maintenance tools and equipment and use a computer or mobile device for work-related communication and documentation.
