About This Position

East Troy Manor is seeking a Full-Time Maintenance Director to join our team.

The primary purpose of the Maintenance Director is to supervise, coordinate, and perform the activities of the maintenance department to ensure the facility and grounds are maintained in good repair and all systems are in compliance with applicable safety and fire regulations and federal, state, and local building codes to ensure a safe, comfortable environment. Monitors department budgets. Approves orders for equipment and supplies and services as authorized by the Administrator.

QUALIFICATIONS PREFERRED
  • Life safety regulations experience in the healthcare setting
  • Progressive supervisory and maintenance: 2 years
ESSENTIAL FUNCTIONS OF THE JOB, DEPARTMENTAL EXPECTATIONS
  • Complies with NFPA, Life Safety and OSHA regulations
  • Lead a team of subordinates and delegating work areas to them
  • Establishes and administers preventative maintenance program
  • Maintains and repairs stationary steam boilers and related equipment, using hand tools and portable power tools
  • Performs daily inspections of boilers, pipelines, and operational equipment for steam, water, air, and fuel leaks of defective parts. Observes meters and pressure gauges and listens to sounds of operating equipment to determine malfunctioning units
  • Directs cleaning of boilers and boiler furnaces. Inspects and repairs boiler fittings, such as safety valves, regulators, automatic-control equipment. Refer to manuals and specifications in determining and correcting malfunctions
  • Repairs, installs, replaces, and tests electrical circuits, equipment, and appliances to supply electrical power for lighting and equipment operation in the facility
  • Constructs, repairs, and maintains wooden structures such as furniture, equipment, partitions, and other parts of buildings. Repairs partitions, doors, windows, floors, furniture, and building framework. Depending on the need, may perform related tasks such as replacing glass windows or worn ceiling tile, reupholstering chairs, etc.
  • Is an active member of a professional organization pertinent to licensure, if applicable, and/or present position
  • Participates in facility-sponsored events as a representative of the nursing home facility
  • Is strongly encouraged to be involved in a community-based organizations(s)
  • Assigns and provides adequate time for personnel within the department to attend required in-services and/or other continuing education in order to maintain and/or update competence
  • Provides a department-specific orientation process to all staff members in regards to patient care, job responsibilities, infection control, safety, health care management, new equipment, and other needs. Ensures staff’s ability to fulfill specified responsibilities
  • Ensures that the competence of all staff members is assessed, maintained, demonstrated, and improved continually
  • Encourages and supports self-development and learning for all staff. When applicable, implements programs to promote staff member’s job-related advancement and educational goals
  • Monitors departmental and employee compliance with OSHA Standards and Environment of Care policies and procedures – safety, life safety, security, hazardous materials, emergency preparedness, equipment, and utilities. Follows through with corrective action in areas that are not being complied with.
  • Monitors departmental and facility-with compliance with Life Safety Standards. Is prepared for annual survey. Follows through with corrective action in areas that are not being complied with
  • Participates in staff meetings, continuing education programs, continuous quality improvement programs, and quality assurance. Attends mandatory in-services yearly: Fire, Safety, Disaster, and Infection Control. Complies with universal blood and body fluid precautions
  • Ensures departmental and employee compliance with Infection Control policies and procedures, blood and body fluid precautions, and other pertinent policies and procedure
  • Continually assesses the needs of the department, gathers appropriate statistical data, makes internal comparisons of its performance of processes and outcomes over time, and compares performance date about its processes and outcomes to other SNF’s in order to systematically improve its performance
  • Adheres to personnel policies and procedures and communicates same to personnel with department
  • Identifies personnel issues/concerns with department, meets with and counsels staff, and follows through with disciplinary process when department/facility policies and procedures are not adhered to
  • Annually reviews all job descriptions/performance evaluations to ensure and update expected qualifications, competence, and performance for all staff positions within the department. Ensures the competence of staff members and, if/when necessary, provides further training in areas of deficiencies found during the performance evaluation process
  • Holds at least monthly department meetings with all staff to promote and ensure communication among all staff within the department and to convey other pertinent information as it relates to other departments and the facility as a whole. Reports meeting minutes to administrator if needed.
  • Ensure cooperation of department staff with other departments within facility to facilitate improved customer service and patient outcomes
  • Other duties: Completes all other duties as assigned
