The Regional Manager supervises the overall operations of the communities in an assigned portfolio with a clear understanding of each community's economic and physical requirements. Potential career advancement for this position is Area Vice President, Vice President, and Sr. Vice President based on company growth.

RESPONSIBILITIES:

  • Must demonstrate the ability to understand financial goals and assist in formulation of budgets for multiple sites
  • Actively maintains and reports monthly variances and narratives for all sites in the portfolio
  • Oversees and ensures all properties in the portfolio rents are collected when due, posted in a timely manner and deposits are reported to the corporate office
  • Generates necessary legal action, documents, and processes in accordance with State and Company guidelines
  • Monitors A/P invoices that are submitted to the corporate office for payment, approves petty cash handling and all funds
  • Ensures all sites in the portfolio are rented to fullest capacity
  • Oversees marketing strategies to secure prospective residents at the multiple sites
  • Oversees and ensures current resident files are properly maintained for all sites in the portfolio
  • Oversees LIHTC compliance and affordable housing operations across assigned communities
  • Ensures adherence to federal, state, and program-specific affordable housing requirements
  • Resolves escalated resident concerns and requests on timely basis to ensure resident satisfaction with management
  • Assists the Community Managers in developing and/or implementing resident retention programs
  • Monitors consistent implementation of policies
  • Ensures all sites in the portfolio are in compliance with all Federal and Local Fair Housing regulations and ordinances
  • Actively conducts regular community inspections and tours to ensure the community appearance and repairs are maintained
  • Oversees and assures maintenance quality and quantity of market ready apartments
  • Encourages ongoing training and development for all property employees regarding compliance with all company, local, state, and federal safety rules
  • Ensures unsafe conditions are corrected in a timely manner
  • Oversees all liability and community incidents are reported to the corporate office immediately
  • Builds strong on-site management teams through coaching and motivation
  • Develops strategies to improve performance at the property level
  • Aggressively manages and motivates all on-site staff in order to achieve operational goals of assigned community; this includes ensuring all employees are trained, receive ongoing formal and informal performance coaching, and continuously advising on-site staff of employee procedures and guidelines
  • Other duties as assigned

QUALIFICATIONS:

  • Bachelor’s degree required
  • 5+ years of experience in property management with recent 2+ years experience in a Regional Property Manager role
  • Must have demonstrated asset/portfolio management and operational experience
  • Must have the ability to develop and maintain strong relationships with asset owners
  • Previous LIHTC/affordable housing property management experience required
  • Working knowledge of LIHTC regulations, compliance requirements, and affordable housing operations
  • Proficient in Yardi property management software operations
  • Proficient in Microsoft Office Products, including Word, Excel, and Outlook
  • Frequent travel is a requirement of this position
  • Position requires acceptable motor vehicle driving history, valid and free from restrictions, and must and appropriate vehicle insurance coverage
  • Must be able to successfully pass a background check and five panel drug screen
