Job Description

Job Title: Maintenance Technician (Part-Time)
Location: Hotel / Residential Property
Department: Engineering / Maintenance
Employment Type: Part-Time
Schedule: Weekends, holidays, and coverage for full-time staff time off / rotating coverage
Position Overview
The Part-Time Maintenance Technician is responsible for maintaining the general operation, appearance, and physical integrity of the property. This role primarily focuses on providing timely preventive and corrective maintenance during weekends, holidays, and coverage windows for full-time staff vacations or absences, ensuring a safe and comfortable environment for guests and residents.
Key Responsibilities
• Work Order Resolution: Promptly complete work orders and address guest/resident maintenance requests submitted through front desk or management.
• General Building Maintenance:
o Plumbing: Fix minor leaks, clear drain clogs, replace faucets, repair toilet fixtures, and maintain water fittings.
o Basic Electrical: Replace light bulbs/fixtures, switches, outlets, ballast units, and reset breakers safely.
o Drywall & Painting: Patch holes, repair drywall damage, touch up paint, and restore wall surfaces in guest rooms, units, and public spaces.
o Carpentry & Hardware: Adjust doors, repair furniture, install cabinet hardware, and replace door locks/latches.
• Property Inspections: Perform daily walk-throughs of common areas, hallways, parking facilities, and exterior grounds to identify and fix lighting issues or safety hazards.
• HVAC Maintenance: Clean/replace air filters, verify thermostat operations, and perform basic service checks on PTAC units, mini-splits, or central units; report complex system failures to contractors or management.
• Safety & Workplace Standards: Keep workshop, tools, and storage areas clean, organized, and secure; adhere to all OSHA guidelines and safety protocols.
• Communication & Shift Handover: Accurately log completed tasks and communicate pending issues or equipment concerns to management and oncoming staff.
Qualifications & Requirements
Experience
• 1–2 years of proven experience in general building maintenance (plumbing, basic electrical, painting, and drywall repair).
• Preferred: Prior experience in hotel, hospitality, or residential/property management environments.
Skills & Core Competencies
• Proficiency with standard hand and power tools.
• Strong troubleshooting ability and problem-solving skills for everyday repairs.
• Service-oriented mindset with polite, professional communication skills when interacting with guests and residents.
• Ability to work independently with minimal supervision.
Availability & Physical Demands
• Essential Availability: Must be available to work weekends, holidays, and variable shifts to cover full-time staff time off.
• Ability to lift, push, or carry up to 50 lbs, climb ladders, and remain on feet for the duration of the shift.
