Job Description
Provide leadership and direction to campus facility operations staff in the areas of mechanical, electrical plumbing, and architectural systems, plant operations, custodial services, groundskeeping, and facility related campus services. The Chief will also be responsible for overseeing and/or managing various construction/renovation projects necessary within the daily operation. The Chief will report to the Director of Campus Facilities and will assist with various administrative and management functions. This employee is expected to work in a multicultural diverse working environment.
This description is intended to indicate the types of duties and responsibilities requested of the employee assigned this position. It is not intended to be an exhaustive list of all the duties and responsibilities that
may be required.
1. Responsible for planning, coordinating and directing all daily activities related to maintenance and operation of campus facilities, including mechanical, electrical, plumbing, and architectural systems, plant operations, general and preventative maintenance, custodial and grounds.
2. Establishes, monitors and maintains high standards of maintenance, cleanliness, appearance, and function of campus buildings and grounds.
3. Responsible for effective maintenance and inspection programs which protect and/or enhance the assets of the College. These assets include: mechanical systems (boilers, chillers, air handlers, pumps, heat exchangers, air compressors, BAS, etc.), building structure (roofs, exterior masonry, walls, windows, doors, door hardware, elevators, etc.); utility systems (electrical distribution, interior/exterior lighting, drainage, plumbing, etc.); landscape; roadways/sidewalks/parking lots; equipment and vehicles.
4. Provides leadership to campus facility operations staff including facility maintenance technicians, painters, groundskeepers, and shipping & receiving clerks. Supervises superintendent/supervisor who has direct oversight of custodial operations.
5. Coordinates and oversees the work of outside contractors as the need arises.
6. Conducts regular facility inspections to assess their condition; identifies maintenance issues and schedules appropriate repair work assignments; monitors, reports, and ensures quality of work thereafter.
7. Manages preventative maintenance work order system.
8. Responsible for maintaining continuity of service 24/7/365. Responds to emergencies that arise and determines corrective actions using available resources. Coordinates with building occupants, campus public safety, and college administration.
9. Resolves customer complaints. Maintains good public relations with the campus and community. Interfaces with city and state code agencies as needed.
10. Establishes, manages and monitors budgets for each area of responsibility. Adheres to approved budgetary guidelines. Utilizes sound business practices when making expenditure decisions regarding maintenance, repairs, replacements and restorations.
• In-depth working knowledge of mechanical, electrical, plumbing and architectural systems.
• Knowledge of management/supervisory principles and practices
• Knowledge of OSHA regulations, environmental agency requirements, life safety standards, etc.
• Ability to interpret architectural and schematic drawings
• Experience in using MS Office, BAS, and work order software to enhance operations
• Skilled in problem solving
• Skilled in both written and verbal communication
• Ability to manage multiple projects simultaneously
EDUCATION: Associates Degree preferred
AND
First Class Stationary Engineer License alongside First Class Refrigeration Operator License (from
Detroit or Dearborn required).
OR
Bachelor’s Degree in Mechanical Engineering.
EXPERIENCE: Minimum of five years of experience in the supervision of facilities operations. Ability to serve as the technical expert relative to these systems. Experience with multi-cultural students and staff preferred.
