Job Description
Position Summary
The Property Management Specialist supports the operational, maintenance, and property management needs of the organization through hands-on fieldwork, preventative maintenance, training support, equipment oversight, and quality assurance. This role works closely with Property Managers, Regional Supervisors, and interdisciplinary teams to ensure properties, equipment, and services are maintained at the highest level of quality, safety, and professionalism.
The ideal candidate is proactive, detail-oriented, mechanically inclined, and able to communicate effectively while managing multiple responsibilities across various properties and projects.
Essential Duties and Responsibilities
Property Maintenance & Operations
Complete assigned punch lists, maintenance tasks, and projects in a timely manner while providing consistent communication regarding progress and completion status.
Perform proactive maintenance and repairs related to areas of expertise, including:
General maintenance
Painting
Basic plumbing
Janitorial and cleaning services
Apartment turnovers/flips
Moving services
Conduct scheduled property routes and identify opportunities for improvement, preventative maintenance, or additional service needs.
Complete and submit maintenance request forms in accordance with Key Performance Indicators (KPIs) and organizational procedures.
Maintain equipment quality, monitor usage, and ensure tools and equipment remain in good working condition.
Maintain company vehicles and trailers in safe and operational condition and communicate repair or replacement needs promptly.
Purchase necessary supplies and materials while accurately tracking expenses, billable time, and invoicing support related to property management services.
Training & Team Support
Support Regional Supervisors with maintenance needs and assist in developing supervisory and operational skills.
Provide equipment training and best-practice instruction to new employees and team members.
Participate in quarterly safety trainings and reinforce workplace safety standards in the field.
Communication & Documentation
Participate in weekly 1:1 meetings.
Effectively communicate operational needs, project updates, concerns, and recommendations with managers and supervisors.
Ensure timely and accurate completion of required documentation, including:
KPIs (Key Performance Indicators)
Expense reports
Maintenance records and related reporting
Quality Assurance & Program Development
Ensure accountability, professionalism, and quality control across assigned projects and services.
Maintain the highest quality standards in all services delivered.
Identify opportunities to improve program effectiveness, operational efficiency, and service delivery.
Foster a positive and collaborative culture among interdisciplinary teams, employees, and partner agencies.
Requirements:Minimum Qualifications
High school diploma or GED required.
Previous experience in property management, maintenance, janitorial services, construction, facilities support, or a related field preferred.
Experience with basic maintenance tasks including painting, minor plumbing, repairs, and equipment operation.
Valid driver’s license with acceptable driving record.
Ability to safely operate tools, equipment, trailers, and company vehicles.
Strong organizational skills with the ability to manage multiple tasks and priorities.
Effective verbal and written communication skills.
Ability to work independently while also collaborating with supervisors and interdisciplinary teams.
Basic computer and documentation skills, including expense tracking and electronic timekeeping.
Ability to lift, carry, push, and pull equipment and materials as needed.
Commitment to professionalism, safety, accountability, and high-quality service delivery.
Preferred Qualifications
Trade-specific experience or certifications in maintenance, janitorial services, construction, painting, plumbing, or facilities operations.
Experience working in human services, residential programs, or property support environments.
Supervisory or team leadership experience preferred.
