Edison47 is a locally based property management company seeking an energetic, motivated, and service-focused Maintenance Supervisor for a brand-new apartment community in beautiful Port Orchard, Washington. This is a unique opportunity to play a key role in launching a new community, establishing high standards, and creating a positive living experience for residents from the very beginning.

We are looking for someone who takes pride in their work, enjoys problem-solving, and understands that great maintenance goes beyond repairs. The ideal candidate will be passionate about building strong relationships with residents, delivering exceptional customer service, and helping create a community that residents are proud to call home.

This is a full-time position, and occasional weekend work may be required.

Position Summary

The Maintenance Supervisor reports directly to the Property Manager and oversees all aspects of maintenance operations for the community. This individual may supervise maintenance staff and is responsible for providing leadership, training, motivation, and performance feedback.

Responsibilities include maintaining apartment homes, amenity spaces, grounds, building exteriors and interiors, common areas, parking areas, landscaping, trash enclosures, and all community facilities. As a leader onsite, the Maintenance Supervisor will play an important role in ensuring resident satisfaction, preserving the property's appearance, and fostering a welcoming community environment.

Duties & Responsibilities

Responsibilities include, but are not limited to:

- Complete resident service requests in a timely and professional manner

- Build positive relationships with residents through exceptional customer service and communication

- Supervise maintenance staff and ensure company policies and procedures are followed

- Monitor and coordinate maintenance schedules, vendors, and contractors

- Prepare vacant apartments for new resident move-ins

- Perform routine, preventive, and emergency maintenance

- Assist with planning and executing preventative maintenance programs, including HVAC, plumbing, electrical, mechanical, fire, and life-safety systems

- Maintain community cleanliness, curb appeal, and operational excellence

- Monitor expenses and operate within budget guidelines

- Ensure compliance with Fair Housing laws and company policies

- Identify maintenance concerns proactively and implement effective solutions

- Participate in on-call rotations and respond to after-hours emergencies as needed

Qualifications

The requirements listed below are representative of the knowledge, skills, and abilities required for the position.

The successful candidate will be highly organized, self-motivated, and capable of managing multiple projects while maintaining excellent attention to detail. Strong communication skills and a positive, resident-focused attitude are essential.

Experience

- Experience in apartment maintenance is preferred

- Previous supervisory experience strongly preferred

- Working knowledge of appliance repair, carpentry, plumbing, electrical systems, painting, drywall repair, and general maintenance

Availability

- Must be willing to participate in a 24/7 on-call rotation for maintenance emergencies

- Ability to travel to sister properties as needed

- Standard work schedule is Monday through Friday, 8:00 AM to 5:00 PM

- Valid driver's license

- Reliable transportation

- Ability to assist with coverage at sister communities as needed
