This role provides regional leadership for maintenance operations across multiple affordable housing communities and rental properties.
You will combine hands-on technical expertise with coaching, inspections, project oversight, and operational planning.
The position plays a critical role in maintaining safe, well-functioning properties where residents can feel proud of their homes.
You will travel daily throughout an assigned region, supporting properties, resolving maintenance challenges, and ensuring consistent service standards.
Success requires strong knowledge of building systems, HVAC, preventive maintenance, compliance, budgeting, and vendor management.
You will also help develop maintenance teams, standardize processes, and identify opportunities to improve efficiency and control costs.

- Oversee maintenance operations across multiple properties within an assigned regional portfolio, ensuring consistent standards, efficient processes, and reliable property coverage.
- Provide hands-on maintenance support and step into technician responsibilities as needed, including drywall repair, painting, plumbing, electrical work, appliance repair, carpentry, masonry, machine repair, and general building maintenance.
- Troubleshoot, repair, and replace HVAC systems while supporting maintenance teams with complex technical issues.
- Conduct quarterly inspections of properties within the assigned region, identifying safety, security, maintenance, and operational concerns and ensuring corrective actions are completed.
- Travel daily between assigned properties, with overnight stays as necessary, and provide support to other regions or properties when required.
- Ensure resident maintenance requests are addressed promptly and that work orders receive appropriate follow-through.
- Coordinate maintenance coverage across properties, including providing direct coverage or arranging support when vacancies, leave, or other staffing gaps occur.
- Participate in on-call coverage when maintenance staff are unavailable due to vacation, illness, or other approved leave.
- Develop and deliver regional training programs, mentor maintenance employees, and support the professional development of technicians.
- Partner with regional leadership and HR to interview, hire, train, and develop maintenance personnel in accordance with established policies and procedures.
- Collect and review preventive maintenance logs from assigned properties each month and ensure required preventive work is accurately documented and completed.
- Establish and maintain systems for tracking work orders, preventive maintenance, safety compliance, inventory, purchasing, supplies, parts, and property readiness.
- Assist property managers with maintenance operating budgets and help ensure spending aligns with ownership objectives and cost-effective practices.
- Support the planning and execution of in-house projects and capital improvements while coordinating vendors and monitoring project progress.
- Maintain positive and professional relationships with residents, vendors, property managers, regional leadership, and maintenance staff.
- Work with property and regional management during state or syndicator inspections to support timely resolution and closeout of findings.
- Monitor properties for health and safety concerns and promptly communicate issues requiring attention.
- Assist with maintenance hiring interviews and other regional initiatives as needed.
- High school diploma or equivalent required.
- Minimum of 6 years of professional maintenance experience, including prior supervisory or leadership experience.
- EPA 608 Universal Certification required.
- At least 3 years of verifiable HVAC troubleshooting, repair, and installation experience, with the ability to diagnose, repair, and replace HVAC systems.
- Strong working knowledge of building trades, including carpentry, plumbing, masonry, electrical, appliance repair, machine repair, painting, janitorial work, and general building maintenance.
- Ability to read and interpret blueprints, schematics, technical instructions, specifications, and related documentation.
- Proficiency with common hand tools and power tools used across the required maintenance disciplines.
- Strong knowledge of LIHTC, HOME, and Section 8 compliance, as well as maintenance budget planning.
- Proficiency with Microsoft Word, Outlook, Teams, Excel, and PowerPoint; experience with RealPage OneSite is also required.
- Strong organizational and time-management skills, with the ability to prioritize multiple properties, projects, work orders, and deadlines.
- Proactive, dependable, and professional approach with strong attention to detail and a commitment to quality.
- Strong communication and interpersonal skills, with the ability to coach technicians and maintain effective relationships with residents, vendors, and internal stakeholders.
- Ability to work independently while also collaborating effectively with regional and property-level teams.
- Must possess a valid driver's license and reliable vehicle and be comfortable traveling extensively throughout the assigned region.
- Must be legally authorized to work in the United States without employer sponsorship.
- Ability to lift up to 55 pounds and work in attics, crawl spaces, and other enclosed areas.
- Comfortable working outdoors in varying weather conditions, including heat, cold, rain, and snow.
- Annual salary range of $65,000–$80,000, depending on qualifications and experience.
