Maintenance Technician II

Location: Newport News, VA
Job Type: Full-Time
Department: Property Management / Maintenance
Reports To: Maintenance Supervisor / Community Manager

Compensation- $21-$25

Position Summary

KRS Holdings is seeking a dependable and skilled Maintenance Technician II to join our property management team at a multifamily community in Newport News, VA. The Maintenance Technician II is responsible for maintaining the property's buildings, apartments, grounds, and common areas while providing timely and professional service to residents.

The ideal candidate has solid hands-on maintenance experience, strong troubleshooting skills, and the ability to work independently while supporting the overall maintenance team.

Key Responsibilities
  • Complete work orders and resident maintenance requests in a timely and professional manner.
  • Perform preventive maintenance and routine inspections of apartments, buildings, mechanical systems, and common areas.
  • Troubleshoot and repair plumbing, electrical, HVAC, appliances, carpentry, drywall, painting, and general building systems.
  • Prepare apartments for move-ins, including repairs, touch-ups, cleaning coordination, and final inspections.
  • Respond to emergency maintenance requests and participate in an on-call rotation as required.
  • Diagnose maintenance issues and determine the appropriate repair or replacement solution.
  • Maintain accurate records of completed work orders, inspections, and preventive maintenance activities.
  • Maintain inventory of tools, equipment, and maintenance supplies.
  • Assist with maintaining the property's exterior, grounds, amenities, and common areas.
  • Follow company safety procedures, Fair Housing requirements, OSHA standards, and applicable local and state regulations.
  • Communicate professionally with residents, vendors, contractors, and property management staff.
  • Assist with coordinating and overseeing outside vendors when specialized work is required.
  • Maintain a clean, organized, and safe maintenance shop and work environment.
  • Support the Maintenance Supervisor and Community Manager with special projects and other property-related responsibilities.
Qualifications
  • 2–4 years of experience in multifamily, apartment, residential, commercial, or facilities maintenance preferred.
  • Strong working knowledge of general building maintenance and repair.
  • Experience troubleshooting HVAC, plumbing, electrical, appliances, and building systems.
  • Ability to read and understand equipment manuals and basic technical documentation.
  • Strong problem-solving and troubleshooting abilities.
  • Ability to prioritize multiple work orders and respond effectively to urgent requests.
  • Excellent customer service and communication skills.
  • Ability to work independently and as part of a team.
  • Basic computer and mobile technology skills for entering and tracking work orders.
  • Valid driver's license and reliable transportation may be required.
  • EPA/608, HVAC, plumbing, or electrical certifications are a plus.
Physical Requirements
  • Ability to lift and carry tools, equipment, and materials weighing up to 50 pounds.
  • Ability to stand, walk, bend, kneel, stoop, climb ladders, and work in confined spaces.
  • Ability to work indoors and outdoors in varying weather conditions.
  • Ability to safely operate common maintenance tools and equipment.
