Job Description
SKY TPO is seeking a detail-oriented and experienced Loan Closer to join our growing team within the wholesale Non-QM mortgage space. This role is ideal for a highly organized mortgage professional with strong attention to detail, a solid understanding of closing requirements, and a commitment to accuracy and efficiency. The Loan Closer will be responsible for reviewing loan files, coordinating closing activities, preparing and reviewing closing documents, and ensuring loans are ready to close and fund in accordance with company, investor, and regulatory requirements. This position plays a key role in maintaining a smooth and efficient closing process while delivering the fast, reliable service that defines the SKY TPO experience.
Key Responsibilities
• Review loan files and verify that all closing requirements and conditions have been satisfied
• Coordinate the closing process with brokers, settlement agents, borrowers, Account Managers, Underwriting, and internal Operations teams
• Review and prepare closing disclosures and closing documents for accuracy and completeness
• Verify loan terms, fees, payoffs, insurance, title documentation, and other closing-related information
• Ensure closing documents accurately reflect approved loan terms and company requirements
• Communicate with brokers and settlement agents regarding closing requirements, outstanding conditions, and closing timelines
• Review executed closing packages for completeness and accuracy prior to funding
• Identify discrepancies or missing documentation that could delay closing and proactively work toward resolution
• Monitor assigned pipelines and ensure loans remain on schedule for closing and funding
• Coordinate with Funding and Post-Closing teams to ensure a smooth transition following loan closing
• Maintain accurate loan records and ensure all required closing documentation is properly documented and retained
• Stay current on applicable federal, state, investor, and company closing requirements
• Maintain a strong understanding of SKY TPO’s Non-QM products, guidelines, closing requirements, and processes
• Ensure all closing activities meet company, investor, and regulatory compliance standards
• Represent SKY TPO with professionalism, accuracy, responsiveness, and a strong commitment to providing an exceptional broker experience
• 2–4 years of experience in mortgage closing, funding, post-closing, or loan operations
• Experience in wholesale mortgage lending preferred, with Non-QM experience strongly preferred
• Strong understanding of mortgage closing procedures, closing documentation, title, settlement, and funding requirements
• Knowledge of applicable federal, state, investor, and regulatory requirements related to mortgage closings
• Excellent attention to detail and ability to identify discrepancies in complex loan files
• Strong organizational and time-management skills with the ability to manage multiple loans and deadlines
• Excellent communication and problem-solving skills
• Ability to work effectively with brokers, settlement agents, Account Managers, Underwriting, Funding, and other internal teams
• Proficiency with mortgage lending systems, LOS platforms, and other business technology
• Ability to work in a fast-paced environment while maintaining accuracy and efficiency
• Self-motivated, organized, and able to work independently while contributing to a collaborative team environment
