Job Description: Sr. Project Manager

The Senior Accountant oversees day-to-day accounting operations and construction-related financial controls for the 3i companies. Reporting to the Chief Strategy Officer, this role manages full-cycle accounting, project accounting, financial reporting, budgeting, cash flow, payroll, compliance, audits, and accounting systems. The Senior Accountant works with appropriate autonomy, maintains accurate and timely records, strengthens internal controls, and provides practical financial insight that supports project performance and company decision-making.


Key Responsibilities


Financial Reporting, Close and Analysis

· Lead the monthly and year-end close processes, including journal entries, accruals, reclassifications, bank reconciliations, intercompany reconciliations, and supporting schedules.

· Prepare accurate, timely monthly financial statements, management reports, financial analyses, and variance explanations for the 3i companies.

· Prepare annual budgets, periodic forecasts, and cash-flow projections; monitor actual performance against budget and identify trends, risks, and cost-saving opportunities.

· Track, reconcile, maintain, and report intercompany transactions and balances.

· Monitor general and administrative expenses and recommend practical opportunities to improve cost control and operating efficiency.


Construction and Project Accounting

· Manage project accounting and financial controls, including job-cost monitoring, committed costs, cost-to-complete data, project forecasts, and financial compliance.

· Prepare monthly work-in-progress schedules and reconcile job-cost activity to the general ledger.

· Prepare, review, and track owner billings, including AIA G702 and G703 pay applications, supporting schedules, and lien waivers.

· Review subcontractor pay applications, invoices, approvals, insurance, lien waivers, and other payment documentation before processing.

· Monitor the financial performance of joint ventures and related project costs to protect the company’s financial interests.

· Attend monthly project meetings to review job financials, billing, cost exposure, forecast changes, and required follow-up with project teams.

· Oversee the financial administration of subcontracts, purchase orders, and change orders and verify that commitments and changes are accurately reflected in the accounting and project-management systems.

· Reconcile Procore project-cost information to Sage and promptly investigate and resolve discrepancies.


Accounting Operations

· Oversee full-cycle accounting, including accounts payable, accounts receivable, general ledger, cash receipts, journal entries, and biweekly payroll.

· Maintain complete accounts-receivable records for submitted billings and follow up on outstanding balances, retainage, and collection issues.

· Oversee the paperless accounts-payable process and ensure invoices are properly approved, documented, entered, and coded to the correct company, project, cost code, and general-ledger account.

· Coordinate vendor and subcontractor payments and confirm required contracts, work orders, W-9s, certificates of insurance, approvals, and lien waivers are current and complete.

· Process payroll accurately and allocate labor and related costs to the appropriate projects, departments, and general-ledger accounts.


Controls, Compliance, Audits and Systems

· Maintain and enforce accounting policies, procedures, and internal controls that support accurate reporting, appropriate approvals, and audit-ready records.

· Support external audits, reviews, tax preparation, insurance audits, and other financial examinations by coordinating requested schedules, documentation, and responses.

· Prepare or support required accounting, public-project, and MWBE reporting and maintain documentation necessary for compliance reviews.

· Ensure accounting activities comply with generally accepted accounting principles, contract requirements, and applicable company and legal requirements.

· Lead or support accounting-system implementations, integrations, reconciliations, and process improvements involving Sage, Procore, payroll, paperless AP, and related platforms.

· Identify control gaps, recurring errors, and inefficient workflows; recommend and implement practical improvements that strengthen accuracy, accountability, and efficiency.


Collaboration and Leadership Expectations

· Take ownership of assigned responsibilities, prioritize effectively, meet deadlines, and work independently with limited day-to-day direction.

· Partner with executives, project managers, project administrators, field teams, vendors, subcontractors, and external advisors to resolve accounting and project-financial issues.

· Provide clear financial information and concise presentations that help leadership and project teams make informed decisions.

· Apply sound judgment, attention to detail, and a solutions-driven approach when researching discrepancies or addressing financial risks.

· Maintain confidentiality, integrity, professionalism, and consistency when handling payroll, financial, employee, vendor, and client information.

· Support, train, and guide accounting team members and cross-functional users on established procedures and system requirements, as assigned.

· Continuous improvement: identifies control gaps, recurring errors, and inefficient processes and takes initiative to implement sustainable improvements in accuracy, compliance, and efficiency.

· Composure and adaptability: remains organized, responsive, and professional under pressure and adjusts priorities as project and company needs change.


Technical Skills

· Advanced proficiency in Microsoft Excel and working proficiency in Microsoft Office applications.

· Proficiency with construction accounting and project-management systems; Sage 100, Sage Paperless, and Procore experience is preferred.

· Strong knowledge of GAAP, general-ledger accounting, financial statements, reconciliations, budgeting, forecasting, cash flow, WIP, and job costing.

· Demonstrated experience with AIA billing, lien waivers, subcontractor pay applications, payroll allocation, and construction contract documentation.

· Strong analytical, problem-solving, organizational, communication, time-management, and presentation skills.


Qualifications

· Bachelor’s degree in Accounting, Finance, or a related field required.

· At least five years of progressive accounting experience, including four or more years of construction or project-based accounting experience.

· Experience preparing monthly financial statements, budgets, forecasts, cash-flow projections, WIP schedules, and month-end reconciliations.

· Experience supporting audits, strengthening internal controls, and reconciling project-management and accounting systems.

· Experience leading accounting processes or guiding accounting staff and cross-functional users is preferred.

· Ability to manage competing priorities, maintain accuracy, and follow through in a fast-paced construction environment.
