About This Position

Position Overview The Director of Preconstruction/Senior Estimator plays a critical leadership role in the planning, estimating, and early execution of construction projects. This position is responsible for developing accurate, competitive cost estimates while leading preconstruction efforts from conceptual design through final pricing and handoff to production. This role requires strong technical estimating expertise, the ability to lead preconstruction strategy, and close collaboration with owners, architects, engineers, subcontractors, and internal project teams. Key Responsibilities Estimating and Cost Management • Prepare detailed conceptual, schematic, design development, and final construction cost estimates • Develop budgets, GMPs, and competitive lump sum bids • Perform quantity takeoffs and pricing analysis • Evaluate subcontractor and supplier pricing for scope completeness and competitiveness • Identify cost risks, value engineering opportunities, and constructability considerations • Maintain historical cost data and benchmarking for future estimates Preconstruction Leadership • Lead the preconstruction process from pursuit through project award • Coordinate design reviews with architects, engineers, and consultants • Facilitate scope alignment meetings and estimate reviews with preconstruction team • Develop project schedules in coordination with operations and project management • Support proposal development, interviews, and client presentations • Manage smooth handoff from preconstruction to project management and field teams • Assign projects to preconstruction team • Provide direction to preconstruction administrator Collaboration and Communication • Serve as a trusted partner to owners during budgeting and planning phases • Work closely with Project Managers, Superintendents, and Safety to align scope, schedule, and logistics • Build and maintain strong relationships with subcontractors and vendors • Provide mentorship and guidance to preconstruction team, as applicable Qualifications and Experience • Minimum 8–12 years of estimating and/or preconstruction experience in commercial construction • Experience with commercial, institutional, healthcare, education, or industrial projects preferred • Strong knowledge of construction means and methods • Proven ability to develop accurate estimates across multiple delivery methods (Design-Build, CMAR, Hard Bid) • Experience leading preconstruction efforts and client-facing meetings • Proficiency with estimating software and Microsoft Office Suite (Excel required) Preferred Qualifications • Bachelor’s degree in construction management, engineering, or related field • Experience mentoring or managing estimating/preconstruction staff • Strong negotiation and subcontractor relationship management skills • Local or regional market knowledge Key Competencies • Strong analytical and organizational skills • Clear and confident communicator • Detail-oriented with the ability to see the “big picture” • High level of integrity and accountability • Collaborative leadership style • Ability to manage multiple priorities in a fast-paced environment This description reflects the general scope of the position and may evolve based on business needs.
