POSITION SUMMARY
The Maintenance Technician is responsible for the day-to-day maintenance, repair, and operational functionality of a portfolio of commercial real estate and hospitality assets. This role reports directly to the Facilities Manager and is both hands-on and vendor-coordinated, meaning the technician will either perform repairs directly or engage and oversee approved third-party vendors to ensure timely, cost-effective, and high-quality completion of work.
KEY RESPONSIBILITIES
Maintenance & Repairs
• Perform routine, preventative, and emergency maintenance across building systems, including HVAC, plumbing, electrical, kitchen/restaurant equipment, and general facilities
• Diagnose issues, troubleshoot root causes, and implement timely repairs
• Maintain all properties in accordance with Elia Group standards for safety, cleanliness, and operational performance
Vendor Coordination & Oversight
• Coordinate with approved vendors for specialized repairs, maintenance, and service contracts
• Supervise vendor work on-site to ensure quality, compliance, and adherence to scope, timing, and cost expectations
• Assist in obtaining quotes, evaluating vendor performance, and escalating issues to the Facilities Manager as needed
• Ensure all vendor activity aligns with company policies, insurance requirements, and safety standards
Preventative Maintenance
• Execute and support preventative maintenance programs to reduce downtime and extend asset life
• Maintain maintenance logs, service records, and equipment histories
Operational Support
• Respond promptly to maintenance requests from restaurant and property teams
• Support new openings, build-outs, and special projects as directed
• Identify opportunities for cost savings, efficiency improvements, and long-term asset preservation
Communication & Reporting
• Provide regular updates to the Facilities Manager on open items, completed work, and ongoing issues
• Maintain clear documentation of all work performed (in-house and vendor-based)
• Escalate major repairs, risks, or capital needs in a timely manner
Safety & Compliance
• Adhere to all company safety policies and applicable codes/regulations
• Promote a culture of safety with a goal of zero incidents
• Ensure proper use and maintenance of tools, equipment, and PPE
QUALIFICATIONS
• 3+ years of maintenance experience in commercial, retail, or hospitality environments (restaurant experience preferred)
• Working knowledge of HVAC, refrigeration, plumbing, electrical, and general construction trades
• Experience coordinating and managing third-party vendors and service providers
• Strong troubleshooting and problem-solving skills with a hands-on approach
• Ability to prioritize and respond effectively in a fast-paced, multi-site environment
• Valid driver's license and reliable transportation
• High School diploma or equivalent
• Authorized to work in the United States

This is a full-time role requiring regular on-site presence across portfolio locations. The position involves frequent travel between venues and properties, including active restaurant and entertainment environments.
PHYSICAL REQUIREMENTS
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. This position is regularly required to stand, reach, bend and lift heavy objects. The noise level in the work environment is typically high.
• Ability to stand, walk, bend, and perform physical tasks for extended periods
• Ability to lift and carry tools, equipment, and materials (50+ lbs)
• Ability to climb ladders, access tight spaces, and perform overhead work
• Manual dexterity for use of tools and detailed repair work
• Ability to work in varying environmental conditions (heat, cold, noise)
