Residential & Consumer Underwriter

This position is listed on behalf of a partner company, who manages all applications and next steps. Our partner is looking for a Residential & Consumer Underwriter based in the United States.

As a Residential & Consumer Underwriter, you will evaluate consumer and residential mortgage applications and make informed credit recommendations in a regulated banking environment. You will assess borrower creditworthiness, repayment capacity, collateral, and overall risk while applying sound underwriting judgment. The role covers a broad portfolio of consumer lending products as well as conventional and portfolio residential mortgage loans. You will work with complex financial profiles, multiple properties, and sophisticated borrower situations requiring detailed analysis and thoughtful decision-making. You will also help identify potential fraud, credit weaknesses, policy exceptions, and emerging risks while maintaining strong regulatory and documentation standards. Collaboration with lending, operations, credit, appraisal, and closing teams will be central to delivering quality outcomes. Accountabilities:
  • Underwrite consumer credit requests, including personal loans, auto loans, HELOCs, PLOCs, cash-secured loans, and other consumer lending products.
  • Review credit reports, income verification, debt obligations, assets, and repayment capacity to assess borrower risk.
  • Calculate debt-to-income ratios and other relevant underwriting metrics and apply appropriate credit judgment.
  • Structure consumer loans and identify policy exceptions, providing clear supporting rationale for recommendations.
  • Underwrite portfolio residential mortgage and construction-to-permanent loan applications.
  • Analyze tax returns, W-2s, bank statements, asset documentation, appraisals, title reports, insurance, and other collateral documentation.
  • Calculate LTV, DTI, residual income, and other qualifying ratios for residential mortgage decisions.
  • Apply portfolio underwriting standards to large and complex residential loans involving multiple collateral properties and borrowers with sophisticated or unique financial circumstances.
  • Assess borrowers’ willingness and ability to repay while evaluating collateral adequacy, marketability, and overall credit risk.
  • Identify fraud indicators, credit weaknesses, inconsistencies, and emerging risks and escalate concerns appropriately.
  • Recommend loan approval, denial, or approval with conditions based on thorough analysis and established credit policies.
  • Ensure loan decisions and documentation comply with applicable requirements, including TILA, RESPA, HMDA, Fair Lending, and ATR/QM standards.
  • Maintain complete and accurate loan files and communicate approval conditions or documentation deficiencies clearly to relevant stakeholders.
  • Collaborate with loan officers, mortgage originators, credit administration, loan operations, appraisers, and closing agents throughout the lending process.
  • Participate in loan committee discussions and provide clear, well-supported underwriting recommendations when required.
  • Remain current on lending regulations, internal policies, compliance requirements, and fraud-prevention practices.
  • Support a culture of responsible lending, customer protection, sustainability, and social impact.
Requirements:
  • Bachelor’s degree required, preferably in Finance, Accounting, Business, Economics, or a related field.
  • 3–7 years of experience in consumer and/or residential mortgage underwriting.
  • Demonstrated experience with conventional and portfolio mortgage underwriting.
  • Community banking experience is preferred.
  • Strong understanding of consumer lending products, residential mortgages, credit analysis, financial statements, and underwriting principles.
  • Knowledge of applicable lending regulations, credit policies, and risk-management practices.
  • Strong analytical and mathematical skills, with the ability to interpret and spread financial documents and reports accurately.
  • Advanced Microsoft Excel skills and comfort using technology to improve productivity and underwriting workflows.
  • Familiarity with Power BI or willingness to develop proficiency with business intelligence tools.
  • Ability to work independently, take ownership of decisions, and complete assignments with limited oversight while knowing when to seek guidance.
  • Exceptional attention to detail, organization, time management, and ability to manage multiple priorities under pressure.
  • Strong communication skills, with the ability to explain and defend credit recommendations clearly and professionally.
  • Excellent relationship-building skills and the ability to communicate effectively with stakeholders at different levels.
  • Strong judgment, curiosity, problem-solving ability, and willingness to challenge assumptions or investigate suspicious activity.
  • Comfortable working in a fast-paced, high-expectation environment and adapting to changing processes and priorities.
  • Collaborative team mindset, with a willingness to share knowledge, support colleagues, and contribute to broader organizational goals.
