Job Description
Newbury Residential is seeking a motivated and adaptable Floating Leasing Specialist to support our apartment communities throughout Tennessee. This portfolio-based position will travel between properties to provide on-site leasing coverage, strengthen marketing efforts, assist with occupancy goals, and help ensure a consistent leasing experience across the portfolio.
Our Tennessee communities are located throughout Middle and East Tennessee, including the general areas of Ashland City, Columbia, Lebanon, Shelbyville, Johnson City, and Kingsport. The Floating Leasing Specialist will be assigned to communities based on current leasing activity, staffing needs, property transitions, and other portfolio priorities.
The ideal candidate is comfortable working independently, quickly learning different communities and markets, and building productive relationships with property teams. This position requires frequent travel throughout Tennessee, schedule flexibility, and the ability to transition effectively between multiple properties.
Position Responsibilities- Travel between Newbury Residential communities throughout Tennessee to provide temporary, supplemental, and project-based leasing support.
- Assist properties experiencing staffing gaps, elevated vacancy, increased leasing activity, new acquisitions, lease-ups, or other operational needs.
- Become familiar with each assigned community’s availability, pricing, leasing specials, amenities, qualification standards, and competitive market position.
- Greet prospective residents, conduct property tours, and effectively highlight community features and available apartment homes.
- Manage the full leasing process, including lead follow-up, applications, screening, approvals, lease preparation, and lease execution.
- Ensure all leasing activity complies with Fair Housing requirements, company policies, and applicable affordable-housing or regulatory requirements.
- Respond promptly and professionally to leads received through phone, email, property websites, and online advertising platforms.
- Maintain consistent follow-up with prospects to improve appointment, application, and move-in conversion rates.
- Review prospect pipelines and help property teams identify opportunities to improve leasing performance.
- Support community-specific marketing strategies designed to increase qualified traffic, occupancy, and resident retention.
- Maintain accurate and timely property information across internet listing services, including Apartments.com, RentPath, Zillow, and other applicable platforms.
- Review property websites, online listings, photos, pricing, specials, and availability for accuracy and consistency.
- Track traffic sources and assist in analyzing advertising and marketing performance.
- Complete market surveys and report on competitor pricing, availability, concessions, amenities, and market conditions.
- Support social media activity, outreach marketing, employer relationships, and other community-level marketing initiatives.
- Build positive relationships with current residents through professional communication, timely follow-up, and excellent customer service.
- Assist with resident events and community-engagement activities when assigned.
- Collaborate with property management and compliance teams to ensure applications, lease files, and resident documentation are accurate and complete.
- Assist property teams with leasing organization, lead-management practices, reporting, and implementation of company standards.
- Identify recurring leasing or marketing challenges and communicate observations and recommendations to portfolio leadership.
- Contribute to weekly occupancy, traffic, leasing, and marketing reports for management review.
- Provide clear updates regarding work completed, current leasing conditions, outstanding needs, and recommended next steps at each assigned property.
- Perform other leasing, marketing, and property-support responsibilities based on portfolio needs.
- Previous leasing, property management, hospitality, sales, or customer-service experience preferred.
- Multifamily leasing experience strongly preferred.
- Ability to work effectively at multiple communities and quickly adapt to different property needs, markets, and team structures.
- Strong sales, follow-up, organization, and relationship-building skills.
- Excellent verbal and written communication skills.
- Ability to manage multiple priorities while maintaining accurate records and meeting deadlines.
- Working knowledge of Fair Housing requirements and professional leasing practices.
- Experience with property management platforms such as Entrata, Yardi, OneSite, AppFolio, or similar software preferred.
- Proficiency with Microsoft Office, email, internet listing services, and online lead-management tools.
- Valid driver’s license, reliable transportation, and the ability to travel frequently between Newbury Residential communities throughout Tennessee.
- Flexibility to work at different properties and adjust assignments based on portfolio priorities.
- Ability to work occasional evenings or weekends when required by leasing activity, resident events, or property needs.
- Occasional overnight travel may be required.
