Summary

The Senior Project Manager is responsible for the overall management of multiple construction projects and project teams in accordance with company policies, procedures and goals by performing their duties personally or through subordinate supervisors.

General Responsibilities

  1. Provide overall management of multiple construction projects by supervising Project Managers and project teams to ensure completion of the projects on time and on budget
  2. Promote healthy relationships with the ownership team and consultants
  3. Update Project Executive on the status of projects and performance of project teams

Senior Project Manager Responsibilities

  1. Oversee project teams in the management of the project in accordance with company policies and contractual obligations
  2. Review and understand project pre-construction planning and documentation
  3. Review executed general contract agreements to fully understand and comply with all contractual terms and obligations between owners and contractor
  4. Review and fully understand the relationship and obligations between contractor and all project design, engineering and development consultants
  5. Support the purchasing department and Project Managers with direct involvement in the buy-out process to maximize profitability and completeness of subcontractor scopes while assembling the best project subcontractor teams as quickly as reasonably possible
  6. Review all project subcontract agreements and major supplier purchase orders to fully understand and comply with all contractual terms and obligations between contractor and all subcontractors and major suppliers
  7. Become intimately familiar with all project plans, specifications and project requirements
  8. Work with Project Managers and Superintendents in the creation, management, updating and reporting of the construction schedules through project completions
  9. Oversee the monitoring and achievement of project schedule milestones and reporting of delays to owners
  10. Oversee project teams in scheduling and monitoring the submittal process and material procurement
  11. Oversee Project Managers on the timely and accurate preparation of monthly payment applications and pursue timely payments by the owner
  12. Provide oversight of project RFIs
  13. Oversee change management processes with Project Managers
  14. Attend weekly project team meetings
  15. Attend and contribute to all project OAC meetings managing the project team in updates of various tracking documents
  16. Provide oversight and periodic review of project daily reports on regular basis for completeness and timeliness
  17. Oversee the Project Manager and Superintendent in the quality assurance and quality control (QA/QC) of all project installations
  18. Provide oversight of project final inspections and close-out
  19. Monitor and audit project team correspondence with the owner, lender, consultants and subcontractors
  20. Provide oversight of project staff in public agency coordination and permit applications
  21. Monitor the accuracy and timely delivery of required project deliverables in accordance with contract requirements
  22. Promote the maintenance of a safe work environment and adherence to all company safety policies in conjunction with the project team and company Safety Coordinator

Supervisory Responsibilities

  1. Mentor and supervise Project Managers and project teams
  2. Monitor and manage the workloads of Project Managers and project teams to maintain efficient productivity
  3. Support the recruitment and interviewing of potential new project staffing candidates as necessary to ensure achievement of project goals and company objectives
  4. Promote accountability and responsibility of Project Managers in adherence to company policies and procedures
  5. Motivate and coach Project Managers and project teams to continually improve performance and respond to customer needs
  6. Review and monitor performance of Project Managers and conduct periodic performance reviews and develop performance improvement plans as necessary
  7. Carry out supervisory responsibilities in accordance with the company’s HR policies and applicable laws

Requirements:

Qualifications

  1. Minimum 10 years of construction project management experience including 5 years of multi-family construction experience
  2. High school diploma or equivalent
  3. College level courses in construction management related curriculum or bachelor’s degree in construction management or business related major preferred
  4. Detailed knowledge of the building industry
  5. OSHA 10-hour and CPR/First-Aid certifications
  6. LEED credentials a plus
  7. Valid CA driver’s license is required
  8. Competency with Microsoft Word, Excel, Outlook, PM Web or other construction project management software

Skills

  1. Read, write and communicate fluently in the English language
  2. Understand and perform basic mathematical functions including equations, fractions, percentages, ratios and fundamental geometry, and apply these concepts as necessary to analyze company-wide situations
  3. Understand construction industry terminology
  4. Read and understand construction drawings and details
  5. Possess excellent communication, organizational, and leadership skills

Work Environment

  1. Perform job duties in a professional office environment on a construction site where standard office equipment is routinely used
  2. Regularly traverse project sites, including the interior and exterior of buildings, while under construction
  3. Periodically travel to company office
  4. Periodically travel to visit clients, partners, vendors and consultants as required
  5. Travel to other construction job sites on as-needed basis
  6. Travel to meetings at off-site locations as required
  7. The physical demands of this position include sitting, standing, walking, stooping, kneeling, crouching, climbing stairs and ladders, using hands and fingers to operate office equipment, speaking, hearing, seeing, driving a motor vehicle, occasionally lifting and moving up to 25 pounds (Reasonable accommodations may be made to enable individuals with disabilities to perform the essential physical functions)
  8. Follow all safety requirements related to the performance of assigned duties including the handling and operating of company provided tools, equipment and vehicles
  9. This is a full-time exempt management position for which occasional evening and weekend work may be required as job duties may demand
