Job Description
Under the day to day supervision of the Property Manager, this position is responsible for all aspects of building and systems maintenance and repair. This includes: displaying a high level of ownership, responsibility, customer service and professionalism as well as provide general maintenance & repair, daily upkeep of the property, and unit turns in a timely and efficient manner. This position will also maintain effective and productive management of maintenance and custodial staff as applicable, through hands-on leadership and delegation of assignments in addition to oversight of overall performance of the maintenance at the property.

- Salary: $115,000 - $125,000 DOE
- Schedule: Monday to Friday from 7 am to 4 pm + Available for after hours calls

Maintaining the Physical Asset
- To further the brand of Blanton Turner through excellent maintenance of the property.

- Work hands on and lead the unit punch list upon TCO (If necessary).
- Effectively lead and manage the maintenance and custodial staff as applicable – including, but not limited to, hiring, training, scheduling, conducting employee reviews, disciplining, and being involved in termination.
- Develop, implement and manage maintenance budget.
- Establish and maintain effective working relationships with vendors and service contractors – schedule and coordinate vendor and contractor activities.
- To perform maintenance and repairs of physical property, including but not limited to doing: minor plumbing repair, general carpentry, landscaping, painting drywall, general electrical maintenance and janitorial tasks.
- Set quality standards and ensure quality control.
- Maintain professionalism and communicate effectively with all key stakeholders including, but not limited to, residents, tenants, the Property Manager, Portfolio Manager, office staff, and vendors.
- Responsible for understanding all building systems and working with vendors/subs to address ongoing concerns.
- Responsible for building preventive maintenance plan.
- Act as liaison for other tenants for facilities and emergency management
- Troubleshoot, diagnose and correct minor and major HVAC issues, plumbing issues and electrical issues.
- Establish and maintain effective working relationships with vendors and service contractors – schedule and coordinate vendor and contractor activities.
- Prepare and maintain maintenance logs, records and monthly reports.
- Complete all work in a timely and professional manner.
- Must work safely at all times.
- Be available on-call for after-hours emergencies.
- Minimum 3-5 years of experience in building operations and maintenance, or similar.
- Experience leading a maintenance team.
- Experience and skill in diagnosing/troubleshooting operating problems in large HVAC systems.
- Skill and knowledge of electrical, mechanical, plumbing and related trades involved in HVAC operations.
- Ability to read blueprints/CAD drawing preferred.
- Must be able to lift 90 lbs.
- Boiler License preferred.
- Electrical license/certificate preferred.
- Experience with Building Automation Systems preferred.
- Ability to multi-task and prioritize workload to meet deadlines.
- Aesthetically oriented with an eye for detail.
- Work well under pressure with excellent organizational skills.
- Knowledge of building maintenance, custodial practices and strategies.
- Problem solving and resourcefulness.
- Excellent communication skills, both written and verbal.
- Identify and clarify needs of a tenant and respond to these needs quickly.
- Work independently as well as collaboratively.
