WHAT WE NEED…
Our team is seeking a Permitting Analyst to lead the front-end permitting strategy for commercial projects nationwide.
This role is responsible for defining the entitlement and permitting approach before design and submittals begin—ensuring project teams fully understand jurisdictional requirements, risks, timelines, and approval pathways upfront.
The Permitting Analyst will serve as the internal authority on AHJ research, zoning analysis, and permitting processes, guiding teams through complex and varied jurisdictional landscapes across the country. This individual will play a critical role in shaping project feasibility, schedule, and execution strategy.
WHAT YOU’LL DO…
This is a highly strategic, research-driven role focused on clarity, risk mitigation, and execution planning.
- Lead front-end permitting specialist for projects nationwide, from initial feasibility through submittal readiness
- Identify and confirm all applicable Authorities Having Jurisdiction (AHJs) and governing agencies
- Conduct in-depth research to define complete submittal requirements for each jurisdiction for all disciplines.
- Analyze zoning codes and land use regulations to validate project viability and constraints
- Establish permitting timelines, review durations, and critical path milestones
- Identify and plan for special approvals and reviews (e.g., rezonings, conditional use permits, variances, planning commissions, health, fire, environmental, flood, etc.)
- Develop and communicate a clear permitting roadmap for each project, including risks, dependencies, and escalation points
- Advise project managers and design teams on permitting specifics, sequencing, and jurisdictional nuances.
- Set up projects for success by aligning internal teams on requirements before submittal begins
- Oversee and support permit submissions and tracking for all Cyntergy projects.
- Proactively engage with AHJs to clarify requirements, confirm interpretations, and reduce review friction
- Lead responses to complex review comments and guide resubmittal strategies
- Build and maintain a centralized knowledge base of AHJ requirements, timelines, and processes
- Mentor and support permitting team members, elevating overall team capability
WHAT YOU’LL NEED TO HAVE…
We’re looking for a subject matter expert who can bring structure and foresight to complex permitting challenges.
- Bachelor’s degree preferred
- 5 years of experience in commercial permitting, entitlement, or zoning strategy
- Deep experience researching and interpreting AHJ requirements across multiple jurisdictions
- Strong expertise in zoning, land use, and entitlement processes
- Proven ability to define permitting requirements, timelines, and risks at project inception
- Experience navigating complex approvals and special review processes
- Strong understanding of building codes and construction documentation
- Ability to read and interpret construction drawings
- Exceptional organizational and strategic planning skills
- Strong communication and influence skills with both internal teams and external agencies
- Ability to manage multiple high-priority projects simultaneously
- Proficiency in Microsoft Office and document management tools
