Salary Range: $70,000 - $100,000 / year
Profit Sharing: Company Profit Sharing is available and based on business results

Role Summary: The Senior Real Estate Analyst will play a key role with increased ownership and leadership responsibility in evaluating and optimizing the performance of a multifamily property portfolio through in-depth financial analysis, market research, and data-driven insights. This position requires a detail-oriented professional with strong analytical skills, real estate acumen, and the ability to collaborate across teams. The analyst will support asset management strategies by conducting financial modeling, assessing property performance, and identifying value-enhancing opportunities to maximize portfolio returns.

Essential Functions & Accountabilities:
Financial Analysis & Reporting
- Conducts in-depth financial analysis, including budgeting, forecasting, and variance reporting
- Develops and maintains financial model(s) to evaluate portfolio and property performance, including lease-up velocity versus pro forma, valuations, cash flows, and returns
- Prepares periodic investor-grade reports and presentations (e.g., weekly and monthly KPI reports, property scorecards, and board materials)
- Ensures data accuracy across Yardi, internal dashboards, and valuation models
- Coordinates capex tracking, draw schedules, and project progress with construction
Competitive Analysis & Market Research
- Leads or assists in screening potential acquisitions and model returns for dispositions
- Analyzes local and regional real estate markets, including rent comparables, supply/demand trends, and economic indicators
- Tracks macroeconomic factors impacting multifamily performance (interest rates, employment, demographics)
Site Visits & Operational Quality Control
- Leads regular site inspections; ensures brand, curb appeal, staffing, and operations meet GK standards
- Supports leasing strategies by analyzing tenant retention, concessions, and occupancy rates
- Identifies opportunities for revenue growth through rent benchmarking and market positioning
Data Management & Systems
- Oversees and maintains accurate property data in internal databases and reporting tools
- Ensures documentation (leases, budgets, contracts) is organized and accessible
- Streamlines reporting processes through automation and improved data visualization
Minimum Required Education/Credentials/Knowledge/Skills/Abilities:
· Bachelor’s degree (advanced degree preferred) in Real Estate, Finance, Business Administration, or a related field; or 4 years of experience in real estate asset management, property management, or a related field, preferably in the multifamily sector
· Strong financial acumen, with the ability to analyze and interpret financial statements and reports
· Proficiency in property management software (e.g., Yardi, RealPage) and Microsoft Office Suite, particularly Excel
· Excellent communication and interpersonal skills, with the ability to work effectively in a team environment
· Detail-oriented with strong organizational skills and the ability to manage multiple tasks and deadlines
Preferred Education/Credentials/Knowledge/Skills/Abilities:
Advance degree preferred
Four (4) Years of experience in real estate asset management, property management, or a related field
· Preferred work history in the multifamily sector of the homebuilding industry
· Excellent verbal and written communication skills

· Excellent time management skills with a proven ability to meet deadlines
· Strong analytical and problem-solving skills

Work Environment/Physical Requirements:
Work Environment: Prolonged periods of sitting at a desk and working on a computer
