REPORTS TO: Director of Facilities Maintenance

STATUS: Full-time, Exempt, Onsite

RANGE: $70,000 – $75,000

SUMMARY: Founded in 1901, Brooklyn Law School is a distinguished, independent law school located in Downtown Brooklyn, New York. The Law School is searching for a Head Superintendent to join our team. The Law School’s size, vibrant employee and student population, and commitment to training the next generation of lawyers and promoting social justice, will offer a candidate the opportunity to develop and diversify practical skills and participate firsthand in operating a successful educational institution.

Reporting to the Director of Facilities, the Head Superintendent will play a vital role in overseeing the maintenance, operation, and improvement of all physical facilities and grounds at Brooklyn Law School’s residence hall, Feil Hall, apartment building. Feil Hall is a 22-story residential building with over 260 units occupied by the law school students and faculty. The building also has two event spaces.

Responsibilities include:

  • Manage a maintenance team of five to six staff, set shift schedules, and ensure adequate coverage
  • Plan, coordinate, and supervise the maintenance and state of good repair for resident apartments, common areas and event spaces
  • Be on call for emergencies, ensuring quick and effective resolution to maintain tenant satisfaction and safety
  • Coordinate and supervise contractors on site for repairs and preventive maintenance.
  • Allocate routine duties, periodic duties, and work orders to maintenance personnel and communicate with the resident upon completion
  • Maintain all operating equipment in the Feil Hall premises, conducting regular inspections to assess service needs and extent of maintenance required
  • Maintain a close partnership with the Director of Residence Life, Feil Hall Security, Director of Campus Safety and Director of Events
  • Lead and manage end of semester move out and move in of new students with the Director of Residence Life
  • Creation of keys and fobs in the absence of the Director of Residence Life
  • Assist with planning, organizing, and completing special projects and needs as directed by the Director of Facilities Maintenance
  • Compile and submit inventory reports and purchasing requests for the Director of Capital Projects and Facilities Maintenance, VP of Operations and Director of Residence Life
  • Order and acquire tools, parts, and supplies as necessary or directed
  • Attend and participate in operations meetings as scheduled with VP of Operations, Director of Facilities and other partners
  • The Head Super should have expertise in maintenance of mechanical equipment repairs as well as basic apartment maintenance. Work may include basic HVAC, electrical, boilers, plumbing, etc.
  • Perform regular cleaning and maintenance of apartments, heavy lifting, moving and installing appliances
  • Collaborate closely with building staff, providing necessary training, and keeping the Director updated on their status
  • Ensure work compliance with policies, procedures, safety guidelines, and regulations at Feil Hall
  • Work with the Residence Hall Director to determine building priorities and needs for any special renovation projects that can be facilitated by the internal maintenance staff
  • Assist with special projects and special events as requested by Director of Facilities and VP of Operations
  • Work closely with the VP of Operations on Capital Projects in Feil Hall
  • Provide excellent customer service to prospects and residents, addressing requests promptly and professionally
  • Manage unexpected maintenance needs with efficiency and professionalism, keeping residents and management informed and providing regular updates to the Director of Facilities and Vice President of Operations for broader community communications
  • Foster positive relationships with Feil Hall residents, administrative building maintenance staff, and vendors
  • Collaborate with other departments, understanding their facility needs and contributing to a cohesive campus environment

Required:

  • Must reside at Feil Hall, Brooklyn Law School Residence Hall, in Downtown Brooklyn, NY
  • Must be willing to work off-hours, including nights and weekends, in case of emergencies. The position requires flexibility, including being on-call for after-hours incidents and emergencies to ensure the safety and well-being of residents
  • Associate’s degree or equivalent from a two-year college or technical school and 5 years' experience in facilities maintenance; or High School diploma and 8 years' experience
  • To perform this job successfully, an individual must be able to perform each essential duty satisfactorily
  • Strong leadership, and exemplary client/customer service and communication skills
  • Knowledge of building codes, safety regulations, and environmental standards
  • Excellent communication and interpersonal skills. Must be highly communicative and responsive to Director and executive team
  • Ability to write correspondence, memos, and routine reports. Ability to communicate effectively using good public relationship skills with one-on-one, small group situations, employees, residents, other departments, businesses, and contractors
  • Able to work weekends and nights as required
  • Be available for on-call emergency duties.
  • Must have certifications or licenses, including but not limited to: P98, sprinkler, standpipe, fire panel, and any additional certifications required. Certification requirements are subject to change

Preferred:

  • Higher Education Residential Housing experience
  • Bi-lingual language skills are a plus
  • Emergency management training or certification are a plus
